Am I the only one waiting to see a record low priced Vero Beach come up on these boards? Someone is going to end up getting one in the 30s soon I would imagine.

I usually do a straight line depreciation (purchase price / points remaining) + annual dues. Bottom line, i much prefer good company than get top dollar.

Isn't that top dollar? or is rental price top dollar? (I would never charge friends a rental price. lol)

I'd say fairly likely since there will always be people who want out of contracts, even towards the end. But I can't imagine people wanted to pay top dollar with not a lot of years left. Though it looks like the park resorts retain more value.

Very excited to post our first contract! I made offers on 3 nearly identical contracts with one broker last Thursday and one of them had accepted with no counter by that evening. We are fairly local, so using this for SAP. I can't wait to try out all of the resorts and see what we like best.

Wow, this is a great price. Congratulations! I’m hoping for a similarly priced contract. Can you tell me how it works to make offers on several contracts at the same time? Did one broker have all the listings? I would love to be able to do the same thing but not sure how to go about it. TIA!

I think it's much more a function of annual dues pp. Vero beach has basically no delta with the buy in price and dues compared to just renting VB points. If resorts at least maintain a reasonable annual dues compared to their points rental prices, there should always be a floor to the contract having some inherent value.

VB seems to be the one that could actually push into a negative territory in a few years as its length of contract shrinks further. Unless the rental market price increases outpace.

Not predicting Aulani, but its dues as of now don't have the same extreme VB problem. It might be better sheltered as a massive resort, higher points costs and points pool to spread around the pain, despite the beach aspect.

Yep, i think at some point the value just isn't there anymore to resell. I guess its just a matter of math to determine when that value drops off below resale value.

This is fantastic, congrats, especially with a loaded contract! I made the exact same offer on a similar contract, just didn't have the 22' points, but no go. Ended up with $84/pt for 150 pts.

I know. I saw your post and I offered $80 on a 180 pt contract with 120/23-360/24-180/25 but they got a better offer. So on this one I offered $83 it had been on the market for 40 days and they were asking $107.

Thanks, I'm happy to help! I actually reached out to another board member privately, and he was very kind and helpful.

I had contacted Lauri Kilwein about a month ago. I wasn't 100% on which resort I wanted or how many points, so she gave me some great info and perspective that helped me narrow it down. I was watching all listings, but wanted to try and stick with Lauri if we could make it work. She would email me info about new contracts as they came up, and was very responsive to my questions. All 3 that I eventually made offers on were listed with them. She just happened to have 3 nearly identical contracts that I was looking for, but I would have explored other brokers if no one was interested. I basically sent her an email telling her which contracts and price per point, she presented them to the sellers, and got back to me same day to say one had accepted.

Honestly I was thinking we got super lucky, but seeing some other contracts people have posted after mine tells me that this is where the price is going so I think you'll be able to get what you're looking for! Good luck!

Which broker was it with? I think mine was on for 30ish days, so maybe we hit the sweet spot for people to decide they just want to sell and move on. One of the contracts I offered on had been on for 5 months, so I figured they were holding out for a higher price.
