Likewise- a delayed closing is zero problem for me. If the seller backs out, I will buy something else. Meanwhile, I am earning 3% interest on that money. Remember- I’ve already run my numbers and they work for me, so I’m good either way.
The opposite can be said for your deposit. You pay it and it just sits and is not earning you anything while you wait for that delayed close. Without a delayed close at least you are quicker to own what you paying for.

Just an example of not everyone feels the same way about certain aspects of buying and people shouldn't be mad that all pros and cons are shared.

My deposit is a small fraction of the total purchase price. I guess I consider 3% interest on $2000 over 6 months to be relatively negligible whereas 3% interest on $20,000 piques my interest. You might feel differently. Different strokes. It’s just weird to me for someone to feel the need to point out to me how important something is that’s important to them, when that same thing is not important to me. OTOH, I assume that if earning interest on that deposit amount is important to you, that you have correctly assessed the importance of that dollar amount- to YOU. But that doesn’t make it universally important.

Before offering unsolicited advice or a critique it’s worth considering that folks might be intelligent savvy individuals who have made their decisions for sound reasons. It’s great to be helpful but assuming you know better than someone else (who is not asking your opinion) is a little heavy handed and also tedious at times.

In this instance “you” does not refer to you personally, just a generic “you”.
 
At the end of the day, if you got the contract you want for the price you want that’s all that matters. Stripped contract or not. What means something to me may mean nothing to you and vice versa.

For instance, I wanted a stripped 2025 contract because we weren’t going to use points until the 2027 UY and we didn’t want to deal with renting them or paying the maintenance fees. Sure we could have waited and actually we were planning on waiting and just testing the waters. But who knows what the future holds.

Hi all- I plan on making the new thread midweek for Q2. However...

1.) If I thought that people would read it and take it to heart, I would absolutely put a large-font request on Page One asking people not to comment on the contracts unless this is specifically requested by the poster, and to take any related discussion to the "not ROFR" thread.

2.) Is there anyone who might be interested in taking over this thread? I figure close to a decade might be my limit and it's likely time to pass the torch- LOL!

And no, this isn't a cry for attention 😜 - I honestly feel like I don't have the time lately that is needed to keep the thread up to date more than weekly at best and it's not fair to you guys. If anyone thinks that they can devote the time and energy to keeping this thread the amazing resource that it is, please PM me :).

I would do it but not all here really love me and my opinions all that much so I may not be the best candidate. I also think comments and engagement are needed so again maybe Im not the best candidate but will certainly do it.

You'd be awesome!!! I have stepped away from engaging or commenting at all in the past few years, honestly, because I preferred to be an impartial recorder lol.

I just wanted to thank you for all the time and effort you’ve put in over the past decade! You’ve been running this thread since my very first post on DISboards, even back when I was still just a lurker, and it’s made such a difference. It may seem like a thankless task, but your consistency and requests for people to use the string have been incredibly helpful in navigating the ups and downs of ROFR over the years!

We will move discussions to the other thread unless a poster would like others to weigh in.

When I set up the Not ROFR thread, the intent was to move conversations there.

I am going to start a new thread named “ ROFR Contract Discussion” and people can weigh in there!
