ROFR Thread Jan to March 2026 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

DVCRM Average ROFR time wait went from 9 days December to 16 days January and 17 days February. Let's see if March continues to go up. My guess is yes.

Ive been tracking SSR direct sales now since the new incentives and theyre a lot stronger than I thought they would be, which scares me, but the ROFR buyback in 2025 and 2026 have been very low on DVCRS, only 6 last year.

So I wonder if theyve been hoarding all of these SSR contracts and why. They were buying back as high as $125 pp last year, Insane, but gives me hope. I really do think a big part of the decision to move to this trust probably has to do with easy rofr'ing because there were a lot cheaper contracts than $125 pp last year that they could have eaten.
 
Oh, I wasn't recommending skipping a 2042 resort that you love to get a later expiring resort that you'd hate to get stuck at. Buying where you want to stay is probably one of the most important decisions for buying.

We all know that there are various expiration dates at the different DVC resorts, and they're all on a track to be worth $0 eventually.

There are some who are happy that their 2042 resort has an end and they won't be stuck with it forever. I was just trying to illustrate an alternative approach of selling a contract while it still has some useful life and $value. It can end on your timeline instead of waiting for an arbitrary year like 2042 to roll around, and some $ in your pocket is better than 0.

Nobody should plan on it being an appreciating asset, but the resale market shows that they do hold onto some value.

Our contract was sent 3/6. Given everything that was sent 3/2 - 3/5 and passed last week, I was hoping we would know by now! Who knows, maybe today.

It's just a small contract at Poly, which I don't beleive they have bought back in over a year. So, seems like it will probably pass, but it's our first contract and it would be really nice to have that answer soon!

I'm the seller for this transaction. I needed a few more points so I bought a different contract. Buyer is paying closing costs, the $500 fee, reimbursing for 5 points of 2026 dues. I was perfectly fine with this price since it's what I bought it for. I feel like a broker who did a strip and flip but after staying in a one bedroom, I'm certainly not going back to studios for my biennial trip.
 
Looks like it worked!

No official e-mail yet from our broker, but the app updated our status to "closing" and says we passed ROFR!
Yay! The same thing happened to me on my last contract, I was writing on the rofr thread how sad I was i havent heard from ROFR yet.

Someone told me to look in the mirror and recite madame leota to summon the spirits wherever theyre at and I was like sure why not and I did it and I kid you not it I got the notification Rofr passed right after 🤣🤣

Thanks for reminding me I need to do that again 🤣🤣

Probably yes. There is no rule that says they have to answer ROFR in the order that it was received. They may let several for a resort pile up and then decide what to do at that resort.

A few years ago when I was trying to buy a BLT contract, many people here got ROFR answers for their contracts before I heard about mine even though theirs were submitted after mine. I waited 40 days, and then they exercised ROFR. I've had some luck since then.

Geez you would think if theyre gling to snag it, they do it asap, I guess our feelings dont count 🤣🤣

In timeline? Maybe…it depends on what the goals are for deciding to excercise ROfR…and that changes all the time.

So, if a certain resort is on their “list” to consider it will take longer but if the same resort gets moved off the “list” it won’t.
