I think of it like how states get tax revenue - they all have some random mixture of income, property, and sales taxes... as do the brokers with CC fees. Although https://www.fidelityrealestate.com/ is known to charge an admin fee, of all the contracts I've bought, my admin fee plus closing costs with them are lower than my closing costs with others- I think they bury the same type of fees all into one number... but at the end of the day, those small differences aren't going to make or break the value of my contract...Why do some resale broker's charge an admin fee (often assumed to be paid by the buyer) and others don't? Is it just more money for the broker right off the top or is it a different way to distribute fees that exist with all broker, maybe the other brokers charge it all to the seller?
Since vero dues alone are $12.85, it never makes sense to buy them as SAP. Even if the point purchase was free, those dues alone are more than SSR, poly, etc. with purchase price plus dues combined - lots of resorts are less than that in total cost pp. And they expire in 2042.at what point does buying Vero makes sense?! I know their dues are high but if the initial buy in is this low, and these points can be used anywhere except for Riviera, one starts to wonder........
My family has historical gone to Disney every three years. Our last trip cost $5k for four nights at Poly. I saw a 25 point Poly contract pop up for $175/point, about $5k all in. We decided to do that and bank and pull every three years.Not to knock anyone, but I'm genuinely curious with what you do with a 25 point contract? If you're looking to add a studio night?

Have made a few low ball offers with this broker -https://www.fidelityrealestate.com/ - and they have been very professional about it. Different agents within that company. No shaming. No snide commentary. Although I'm still waiting to hear from one!listed with the broker who charges admin fee and listed at $120- but I just went for it.

It is more popular/higher demand than BWV, so it will likely always be slightly above. Stormalong bay is like a mini water park... and it is smaller than BWV (BWV has ~250 studios while BCV has 100), thus the higher demand. It's much harder to get a 7 months than BWV (which can be challenging as well), all of which combined keeps it above the balance of the 2042 pack...Anyone else looking for BCV to slide down a little bit too? I feel like it should be more in line with BWV pricing but maybe I’m missing something?

If I book something on my existing contract using current UY point, and buy a new contract with banked points that is the same UY at the same resort, can I substitute the points that were used to book with the banked points from the new contract?
Basically I have a dilemma that some of these banked contract I'm looking probably wont close in time for me to make a GV booking for my desired dates (close to 11 months out). Since banked points expire it would be great to able to apply to a current reservation and get current UY points back so I can bank them.

When you cancel, that room goes back into the system and is "open" for others to book. If you don't snag it right away, there is a chance someone else can grab it. This happened to me once before when changing reservations/points around.
Which is why I think many of us buy where I we want to stay. Most of the resorts equal out in the end.VB scares me to death on where those dues are going, especially with high point contracts. $12.85 currently and growing 5% overall with spikes of 7%... That means by the end of the contract the dues will be reaching over $31.00 plus a point. On a 200 point contact that will be 6,200... That makes your price per point over the life of the contract similar to one of the premier DVC's at a good buy in price.

Except the beach cottage. Vero gets a lot of flack here, but if you want to stay at a beach cottage during the summer, basically have to own at Vero. And honestly that probably is worth the price alone.The downside there will be no booking advantage at any of the DVC resorts in WDW.
You can only book your home resort between 7-11 months. Combined less than 7.I’ve heard two different things on this but if you have 25 pts at a home resort and a large contract at another can you use all points at the 11 month booking or only the 25 points.
Unless it has changed recently, you do not have to cancel the reservation but can go to modify the reservation. you can select the contracts to use and any banked or borrowed points are used before any other points. I know several years ago , I had reservation for CCV made at 11 months , I then ended up buying another contract with banked points. I modified the reservation and selected the contracts to use including the new one with banked points. No problems. One can do this and at the end you can look at which points used. The contracts you are willing to negotiate on, put out in the highest amount you are willing to pay as a firm bid and see if the seller accepts.I feel the same way! I’ve been putting in so many low-ball offers and only a select few have answered. Some I really want the contract and willing to negotiate
