Posting since I haven't seen the buyers post this. I'll be trying to visit Beach Club via 2 bedroom waitlist from now on.

This had to be edited as I didn’t include buyers title or CAF cost originally in error, since it wasn’t on my closing sheet. I had to approximate closing costs but think I’m very close.

Yes I for sure had to work for that deal. So @mrp416 deal was actually so much better when you put stress and months of waiting into the equation.

50 point sub contract for $93pp not stripped (listed at $120). Seller paid all fees. Full transparency I’m not 100% sure they realized this was a sub contract.

200 point sub contract for $97pp fully loaded with extra points (listed at $150)

@VGCgroupie : Shoot; I didn’t put the buyer’s CAF or closing costs in there. They are paying CAF too so their cost must be $500 higher; uncertain what closing costs are but I will estimate based on title company. I’ll update my string.

I think it’s always been when you post as a seller you don’t really post fees since you dont always know what the buyer is actually paying right.

I could be wrong I’d need to double check.

I feel like I’d seen them before another time I sold? Maybe they used a different title company.

Anyway, I added CAF and a close approximation to closing so it’s more comparable.
