Amazingly, I haven't changed the normalized price calculation since this post explaining it:
https://www.disboards.com/threads/r...uctions-formatting-tool.3914894/post-64837394

It's not perfect, but I tried to consider all of the relevant information without going overboard on assumptions.

@CastAStone will be happy to know it's firmly rooted in financial mathematics.

Just a few notes about the normalization that might not be immediately obvious, but can cause confusion. With the current methodology, larger contracts will rise to the top of the best deals list. I'm coming at it from a financial perspective and assuming the contract will be held to expiration, so there's no adjustment for the market premium on smaller contracts. Also, the top 10 list is generally going to be made up of loaded contracts as points listed for the prior year in the data string are assumed to be immediately available upon closing (@CastAStone already explained the impact of discounting so I won't repeat it here). That is one arguable shortcoming since nobody is using their points the day they're loaded. There are so many assumptions to be made that could tilt the scales, but most importantly (IMO) the basis for the normalization is the idea that all contracts have a financial value based on discounted "cash flows".

I know I need to do a better job explaining all the calculations on the site and it's on the list. I'll keep updating it and making improvements as best I can. Meanwhile, if you have any questions or ideas the mods would probably prefer it if you post them here:

Thanks for all your support!

Nevermind, I read the thread and understand! Thanks for your time with an invaluable tool!

DVC Right of First Refusal Report (ROFR): May 2024

Check out the May 2024 Right of First Refusal (ROFR) Report from our friends at the DVC Resale Market! It was an exciting month for buybacks!

https://www.dvcresalemarket.com/blog/dvc-right-of-first-refusal-report-rofr-may-24/?utm_source=partner&utm_campaign=dvcfan

Given that DVCRM sells for higher than other brokers (which is a point of pride for DVCRM when advertising to sellers), I wonder if that means their ROFR rate on GF/PVB/OKW is statically lower than the rest of the market.

Avg is 22+

Your DISboard pals are pulling for you @DonMacGregor
(Edit to note— I understood @AstroBlasters comment to mean that you don’t need to worry it won’t pass, not trying to antagonize you, and want to be clear that I referenced it in a genuinely supportive manner).

I also think it would make sense if DVCRM has disproportionately fewer ROFRs based on price—but also given how vastly they disseminate their data, it’s also possible Disney would ROFR more DVCRM contracts to get more bang for their ROFR buck.

I truly don’t understand the reaction.
Apparently, tongue-in-cheek humor doesn't work well without an emoji on the DISBoards...

There's two ways to take the 22-day comment. #1: "Yes it seems to be taking forever, but the average wait is actually 22 days and you're only at 20, so you should hear back soon. Chin up". Or #2: "Haha, you've been waiting for 20 days and it feels like an eternity? Well guess what, you'll be waiting another two days because the average has been 22. Enjoy some more torturous waiting. (evil snicker)"

#1 is safe and boring. I was kidding and taking it as #2.

Also, we’re here now, just finishing up 2 nights at BCV, then on to VGF and Poly.
BCV thoughts: we love location, the resort is very nice, we’re basically 4 rooms from the parking lot so it’s super quiet which we love. Don’t get all the pool hype, the lazy river is tiny, the kids like the slice but the lines are often long, it’s crowded of course, and sorry but dang the water is cold! I couldn’t get in at 83 degrees. I’m so southern that if it’s not 89-90 I feel hypothermic.

We swam there in January and I am actually shocked we weren’t hypothermic. I am hoping the pool refurb goes nicely. The reason Beach Club is so desirable in my mind isn’t really even about the pool. It is everything else you mentioned.
