From my experience SSN is needed only if financing for the mortgage insurance reporting. It might also be required by Disney for first time buyers... Just passed ROFR! this is very exciting!! Now I have a couple of questions related to closing - (1) The closing statement has a 7/25 closing date on it. Does it make sense to be that far? I was expecting the closing can be processed sooner.. (2) the title company asked for my social security number as part of the buyer information. Is it legit? (first time buyer feeling nervous)

If the seller is international without a social, then you have to supply yours. The title company will withhold taxes from the seller and submit to the IRS, your social is attached to that payment for tracking purposes but doesn't affect your taxes and there is nothing for you to do. I added the date picker functionality, let me know if it works for you! I also added links from the DISname lookup page to take you to the rack rate compare page and auto-populate the fields.That sounds great! Good idea.
I just checked this. I plugged in the dates of 7 Sept 2024 to 14 Sept 2024 for a 1 bd, SV at Kidani. It should be 197 points but it shows as 224 point for the 7 nights.I added the date picker functionality, let me know if it works for you! Thanks for saying something! You're right it was pulling in the check-out day for the DVC points. All other values appear to be calculating correctly. Good job on finding an Aulani for that price. I have made 13 offers and been rejected 13 times, some countered,some did not for Aulani in the 80's per point. I even spoke to our guide at Disney and with the current promotions at Aulani, you can buy 150 point contract for about $157 per point including closing costs with Magical Beginnings of $22/point. Personally if I can not pick up a resale for a substantial savings, then a direct contract will be the answer.On finding good deals, I watched ********** for a long time and low bid a lot until I got my 83/pp AUL loaded contract.

Congratulations! The other board members know much more than I do but I will add one thing. I am in closing with an international seller. Title company asked for my SSN to report and pay FIRPTA taxes to the IRS. I was told they pay the FIRPTA tax to the IRS. It has to be paid by the buyer but comes out of seller’s proceeds.If you are buying from an international seller they need your SS #. I am not sure exactly why.
