I tend to agree with you that we’re quite close to the bottom of the market here. Not sure what will happen with ROFR but the sharp drop in contracts is unmistakable.
I’m being a fiend and lowballing on a few offers to see how low people will go. Loking for smaller SSR contract.

How much are your closing costs? Your total price seems high based on the price per point, even if you're paying for 2023 dues.
 
I had a broker tell me I was way too low, she'd never seen BLT go for under $140 and most people on dis aren't being honest. Ended up at $130 elsewhere but one of her contracts countered at $132!

I did have a broker tell me an institutional owner is much less likely to sell low.
Definitely use a different broker. It isn't really any of their business what you offer.
Proof is in the pudding, & they are always caught with egg on their face, because it never fails there is always a sold contract that they said would be a ridiculously low offer.

That's what I've been wondering too. My last few contracts ranged anywhere from 7 days to 35 days in ROFR, so could just be a wide range. The one contract that I sold, Disney bought back (the one that took 35 days), which is why I was a bit worried.
You sold a contract to Disney by way of ROFR?? What was the date on that?? Only 1 ROFR has been reported here since 1/1/23………
 
The difference in avg prices between Fidelity and DVCRM is quite huge, ranging from $15-45pp! I guess if you're a seller, use DVCRM and if you're a buyer, buy from Fidelity!
I think that probably depends on what is important to you. *note - both of our contracts were purchased through DVCRM, so I don’t have personal experience with Fidelity*
I don’t like Fidelity’s site as it doesn’t filter as nicely as DVCRM…multiple filter options make it easier to find what you’re looking for, like a small April UY contract, without wading through all of the contracts you’re not interested in. I’ve also seen too many posts on FB from people making offers through Fidelity experiencing communication issues regarding their offers (slow response, not getting updates, etc) while we’ve had fabulous communication through 3 (I think?) contracts DVC exercised ROFR on and the 2 contracts that DVC waived ROFR on in the past year. I’m anxious enough about the contracts I want, so I appreciate the level of communication from DVCRM, so if I’m paying a little more than the lowest price listed on Disboards, it’s worth it to me!

No, I meant in the past, it was the only time I dealt with a ROFR being exercised. That was maybe 3 years ago. The one I’m waiting on is a buying contract at OKW.

I brought it up because at that time I was watching all of these contracts coming back really quickly as passed, like what’s going on now, but that one took forever and then at day 35, Disney exercised ROFR.

I agree that the entire experience buying resale is much more than the overall price, though, it probably is the most important. I've had experience with three different brokers; DVCRM, DVC Store, and Fidelilty. The first two were definitely more responsive and customer friendly than Fidelity, even though I had Bonnie. But Fidelity by far was the most seamless and fastest in terms of ROFR, closing, and points loaded as it took just over 60 days while the other two took over 90. Given all these factors, I really didn't have a negative experience with any broker so if I had to choose, I would haveto go with the broker that offered the best price. My opinion might change though as a seller but I hope that won't be my option for many years to come.
