ROFR Discussion Thread

I think it had been active for about 45 days.

I generally pay very little attention to list price when making an offer. I’m sure there are some sellers very familiar with average resale prices and unwilling to settle for much below asking (I mean, that would be me) and there are others who just want to get rid of this thing and, if it means they’re parting with it for less than they listed, they’re just glad to be done.
Decided to look up the person we bought from and found out they are famous. Probably why our offer wasn’t countered. Thinking they were done with it and didn’t want the hassle of going back and forth.

Every time I have a new PhD student, about a year in they come to me with an ask: "I could use This Thing for my research project. Is it okay if I buy it?"

Inevitably, This Thing costs about $250 or so.

My response is always: "You've wasted more money by getting up from your desk and walking over here to ask me this question. From now on, anything less than $500 just buy, and never ask me about them again."

I suppose there is a version of that for low-four-figures in a DVC sale.

Not asking you to reveal their name but famous for what? Like a celebrity or an author or athlete?

I’m trying to figure out what the most likely overlap is between DVC owner and famous person. 🤔

Once when I was looking up my own contract in occompt I noticed Colin Jost had a contract close the same day (I didn’t look close but it might have been an in family transfer). Celebrities…they’re just like us!🤣

That’s crazy! I would have actually assumed Scarlett Johansson can just stay club level whenever she feels like it instead of playing DVC slots and planning 10 months in advance. 🤣

@airjay75
Yep, VB dues are a killer. If you can rent points for $16, you certainly don’t need to purchase something to pay $14.35 (or whatever it’s at)
$14.89! Not to mention they have one of the higher average annual increases. The only mildly compelling reason I can come up with is if I wanted to stay in the beach cottages on a regular basis between now and 2042, particularly during holiday times. If I can find the right VB contract, I might still entertain it, but those dues are still real tough to get past.

Know you broke it down but can’t remember. Was SSR the “best” deal?

I think my post might have just compared 2042 resorts. SSR is definitely up there for best SAP resorts, and definitely better than any 2042 result IMO. I actually quite like the rankings that DVCRM does.

https://www.dvcresalemarket.com/blog/best-economical-dvc-resorts-to-purchase-fall-2025/

SSR has a lower upfront buy-in price than all of the resorts ranked above it, so if you factor in time value of money, it probably moves up that ranking list.

The big downside with SSR is that you get basically no benefit from home resort priority.

I think it came from his family, not hers.😊
Someone told me that his family is insanely wealthy, so same principle applies: there’s a point where the value of “the savings” is near zero in comparison to the hassles…then again, I bought in because I knew we would want villas at BC over the holiday break year after year, and renting (from others or even Disney) was equally difficult.

I would say the biggest downside (by far) is that you’re probably not going to have an easy time staying anywhere other than SSR, OKW, AKV, and maybe Aulani, after 2042. Once the giant SAP point sink of BWV is gone (along with BCV, BRV, HHI, and VB), it’s going to be even more fiercely competitive to get into the monorail resorts and I don’t expect them to have more than the patchiest available if you don’t book within seconds of the 7mo window opening.

Completely agree. If you keep it that long, better be ok staying at the big three with those points. Personally, I think they're all fantastic options for some stays!

Yep Tru, there is definitely a use for the points, you just have to know you want/need them, and be good with most likely zero resale value… sooner or later that applies to all 2042 resorts.

Being stuck with the Big 3 (SSR, OKW and AKV) doesn’t sound too bad at all after 2042.!!
Maybe I’ll start adding on some SSR.
Just add some post 2042 Crescent Lake points and I’ll be fine.
