You might be confused by the new categories.I was wondering the same. I was pricing a standard room at Caribbean Beach, but they are showing unavailable the 3rd week of Sept, only preferred or King available.
Ah, that's why. I do see a Poly Tower 1 bedroom that is a decent price compared to 1 bedrooms at other resorts. What are you looking for that you think may sold out? The only that may not be showing is DVC Villas due it being more than 11-12 months away.
Dave
Yes since the Island Tower is still new, Disney still holds a large inventory of the DVC units, and they are not held for DVC Members to book in their 12 month or 7 month windows.Ah, that's why. I do see a Poly Tower 1 bedroom that is a decent price compared to 1 bedrooms at other resorts.
So if someone is looking to book a 1 bedroom at any of the Monorail resorts, they should expect more inventory to appear 12 months from the date they wish to go? I'm looking at Oct 17, 2026 and Bay Lake tower has nothing.Yes since the Island Tower is still new, Disney still holds a large inventory of the DVC units, and they are not held for DVC Members to book in their 12 month or 7 month windows.

No, if you are wanting to book directly with Disney on a cash basis your options are quite limited at the 12 thru 7 month window before your time frame for many DVC resorts. So if someone is looking to book a 1 bedroom at any of the Monorail resorts, they should expect more inventory to appear 12 months from the date they wish to go? So the inventory I am looking at for Oct/Nov 2026 is most likely the best I will see? With a possibility that some rooms may open up 60 days prior to check in date? No, if you are wanting to book directly with Disney on a cash basis your options are quite limited at the 12 thru 7 month window before your time frame for many DVC resorts.
The goal is for Disney to only own a small percentage of the Villa inventory at each DVC resort. They do tend to get excess inventory at the 60 day mark before arrival dates due to a term called "Breakage".
Does that make sense?
Dave
Could you be a little more specific as to your dates, and what resorts you are looking? Yes as a general rule Inventory will likely only decrease. October, and early November are very popular dates. So the inventory I am looking at for Oct/Nov 2026 is most likely the best I will see? Your date in October will be busy, and especially at all the Epcot Crescent lake resorts like BC. The Gartner IT Symposium / Expo 2026 is Oct. 19 - 22 centered at the Swan / Dolphin. It is a massive conference, and this year they booked MK for a private evening event, and MK closed at 6 PM.Oct 17 - 24

It's a challenge to weight availability vs pricing vs events that might make it more crowded.Your date in October will be busy, and especially at all the Epcot Crescent lake resorts like BC. Your dates in November are often busy due to the Veterans day Holiday, and the Holiday is on Wednesday, Nov. 11 in 2025. We don't have an official date but expect Jersey week might also be at the same time when most of NJ pubic schools have a break.

October is already past the 12 month window for DVC, and your November dates are almost also in to the last 2 week window for 12 month reservation for next year.I'm still reeling over the lack of availability across the board of 1 bedroom villas this far out - just short of a year.
DVC members can’t book their home resorts until 11 months out, and Disney as an owner is subject to the same rules. So no one can book your October dates until November 17, and no one can book your November dates until December 7 (unless they use a process called walking, which very few owners will do for a rental). It's a challenge to weight availability vs pricing vs events that might make it more crowded.
