Researching Rental Companies for Best Owner Price

I recently rented my points through DVC Rental (the board sponsor, I think) and had a good experience. Pleasant and patient people worked me through the motions. At $16 a point payout, I did recoup some dues for my leftover points. I am questioning if that is the best price for owners, though. The DVC purchase prices varied greatly, so I was a-okay with a few AKV points rented out for that value, but I would hope that more expensive DVC resorts could be rented through a rental company for a bit more since they cost me so much more. I do not want to go "by owner." I noticed another site did categorize by resorts. I don't know their reputation, so I am wondering if any of you seasoned renters have rented your leftover points and gotten better than $16 for Grand Floridan and BLT, etc?
 
For brokers, I believe $16pp is the best available at the moment.
Through the end of this month, I saw one broker was offering $17pp for Poly as a special.
 
Rented ponts from BWV and AKL once through Davids (hoping to not need to do that again). Don't think I did any better than those prices, but it was hassle free.

After what Davids did and didn't do during the first part of the pandemic I hope that no owners use him again. Also right now his new contract terms is requiring the owner to foot the bill in case of a new closure. Even though that it might never happen, it just shows that Davids think of Davids and only Davids.

That's the agreement between David's and the renter. The agreement between David's and the owner states:

10. In the event of a Force Majeure (as defined in this paragraph), each party shall be excused from any future performance of obligations under this agreement; provided, however that if Intermediary has paid 70% of the funds collected for the reservation from Guest to DVC Owner pursuant to 4(f) of this Agreement, DVC Owner will return to Intermediary the full amount it has already received from Intermediary, as soon as is reasonably possible after the conditions(s) constituting the Force Majeure event is/are notified by Intermediary to DVC Owner. A Force Majeure is an event beyond the Intermediary’s reasonable control which renders performance of a rental reservation with respect to DVC Owner’s rented points impossible or substantially impaired, including without limitation, acts of God, acts of government, embargoes, war, riot, epidemic, pandemic, natural disaster, governmental order restrictions and Disney Vacation Club closures or cancellation of reservations.​

IOW, David's keeps all of the renter's money and issues a credit. The owner must refund what David's paid them and gets stuck with points that they may or may not be able to use. Sucks to be an owner but it's great to be David! And that's why owners should avoid dealing with David's.

Do you really think any other company is going to do anything different? If WDW were to shut down again and you have points rented to a different company, are they just going to let you keep the money and they take the loss? I seriously doubt it. Davids may be more upfront about it, but I doubt they are handling it much different that other companies. No matter what the company, I expect you will have to send back the money and you get your points back because they were not rented and used.
If there is a company that is not doing that, it would be nice to know.

IMHO force majeure may happen and this is one of the reasons why you need travelers insurance. At least in my country if a pandemic or whatever happens then I'm covered, guess you just need to ensure you have the right coverage.

I was impacted with David’s during the start of the pandemic. I have started renting with him again. The PP stated that the new contract states the owner is responsible for footing the bill in the case of a force majeure. I simply pointed out that my contract with David’s doesn’t state that fact. I am fine with refunding money if Disney shuts down again.

I would be fine with refunding IF the renter got their money back. David's is very clear that the renter will not get money back. They get a voucher. David's wants it both ways. All profit. No risk.

I feel like the rental company has to have some risk for the money they are earning. It can’t be all on owners and renters.

If renter redeems the voucher, David's has to use the funds to get a new reservation for the renter. He only keeps the funds if the renter doesn't use it. I don't think it is "all profit". Owner gets points back, which in many cases, he/she was able to use/bank courtesy of DVC. It seems like a reasonable sharing of risk to me.

Thing is the voucher the renter gets is valid for maybe 1 year. If the renter gets a voucher due to force majeure then it should be valid for at least 5 years, because who knows if the renter is able to travel within the 1 year

Then the renter needs to do some research about the risks of renting points. I have zero issues with the way David’s is handling things. I rent my points out at the first of my use year in case I need to rent them again. Everyone needs to do some planning before renting out their points or renting points. Both sides of the transaction come with risks.

I rent on Facebook. I get $20-$30 per point for an existing reservation. I base my price on a regular room at the resort side of the villas I am renting (usually my home resorts) with an equivalent view and not on a per point basis. It still comes out to about a 40-50% discount for people, plus they get free parking. I rent my reservations within a day or two and the whole process is takes a few hours. For me, the additional profit is worth it to me over going through a broker.

Not sure how old the contract is that you quoted. The one I pictured is current. I just rented out some points with him. The picture came directly from the contract davids sent me as the dvc owner.

In many cases? Are you sure about that? Most owners who go thru an intermediary are doing so because their points don't have a lot of life left to them. They can be banked points that expire at the end of the UY or current points that are past the banking deadline when a force majeure occurs. The owner may have even borrowed points in order to complete the reservation.

On the other hand, I see no shared pain on the part of David's. They get their money regardless of what happens. Just where is their risk in all of this?
 
I’m not an owner, but a renter. For what it’s worth, I would much rather rent directly from the owner (via this website) who provides a contract. It’s much simpler than going through a third party for a multitude of reasons. Owners check availability and respond promptly. Communication is so much easier. And I would rather all the money go to the DVC owner anyway. (I personally would not rent through Facebook though.) I suppose the downside to the owner is the time spent checking availability and weeding out non-serious renters.
