Researching Rental Companies for Best Owner Price

There has been discussion of what David's policy is if there is another Force Majeure situation (such as resorts being closed due to COVID).

Does anybody know what the DVC Rental Store's policy is? I didn't see anything on its website but maybe I missed it.
 
Regarding price, one thing I noticed in the fine print is that both DVC rental store and David's use Paypal transfers to the owners. DVC rental store takes the 4% paypal rate off of your owners pay-out. David's doesn't do this and absorbs that cost as the broker.

Not a huge deal, but could be several hundred dollars depending on how many points you are renting out. (ie: renting 400 points at $16 pp = 6400. 4% = $253). Put another way, that's like David's giving you almost $0.75 more pp than DVC rental store, right?
 
Thing is the voucher the renter gets is valid for maybe 1 year.
I agree, that I would prefer the cash back. However, the same time we had trips cancelled and got back points we couldn't use, our flights were also cancelled. Didn't get our money back, but got a voucher good for a year. So that policy is common place, whether we agree with it or not.
 

For owners that have gone through brokers, do they pass along any of the extra fees they charge for changes made to the reservation after the reservation is confirmed? I've heard from renters on FB that they were being charged anywhere from 25-100 to change names on a reservation.

At one time, David's offered owners a payment when they switched names on the reservation. This was at the time when WDW opened back up, and Renters were calling David's asking them to re-rent their confirmed reservations because they didn't want to go. At that time, David's contract was very specific that once the reservation was made, there were no changes. Also, at that time, it was not unusual for a DVC member to spend an hour or more on hold in order to change names on the reservation. So, David's started a change fee. I don't know whether this practice continues.

The DVC owner isn't charged for changing names on a rental. In fact, everything can be done online and no phone call is required with the sole exception being the primary guest's name. You can change everything about the primary guest online, but you need to call to change the name.

Sorry should've clarified, I was just wondering if owners received any of those fees that the brokers charge renters for any changes or if it's something the broker just keeps. I understand how to make changes to reservations and have done so in the past when I rented out points. Thanks!

I believe owners were getting a little extra to change names on the reservation at the start of the pandemic. I do not know if they still are.

David's does not allow changes, so there is no change fee for them to pass on to the owner.

DVC Rental Store has a different policy, but I don't know how it works.
 
I was impacted with David’s during the start of the pandemic. I have started renting with him again. The PP stated that the new contract states the owner is responsible for footing the bill in the case of a force majeure. I simply pointed out that my contract with David’s doesn’t state that fact. I am fine with refunding money if Disney shuts down again.

I’m fine with refunding if Disney shuts down too, because it seems reasonable that I give a refund if I essentially can’t provide the rented accommodation. But I’m not comfortable with David’s new force majeure clause, because it’s so broad.

It’s unfortunate, because I rented some points through them before and I was very happy, but now I’m not prepared to use them with that clause in the contract.

If I pre-pay for a hotel and the hotel shuts down, they have to refund my money, but if my country of residence shuts down travel the day before my reservation, the hotel generally doesn’t have to give me a refund (they might decide to do so as a matter of courtesy, but they don’t have to).

If I rent my points and the resort is available but the renter has to cancel for some reason that could fall within “force majeure”, I may be happy to refund their money if I’m in a situation where I can re-rent or bank the points, but otherwise expecting a refund isn’t reasonable.

So, I’m hoping that they revise (or have revised?) the new clause to provide reasonable protection for everyone, including owners, because I’d like to use them again. I see some conflicting info in this thread about the current wording of the clause - does anyone have a full copy of a recent owner’s contract from David’s?

I didn't chose paypal; it went straight to my checking. I hope that helped defer that loss of $.
 
In terms of price, these rental companies are nuts. I'm surprised they are finding owners regularly willing to rent for these prices considering where hotel rooms are at. 16 a point maybe seems okay if it was still 2017.
It was my first time renting. I agree with you and the $16. I'm don't want to go with that price again. The cost of the resorts are much higher now, both in contracts and cash stays. $16 is not much.
 
I rent on Facebook. I get $20-$30 per point for an existing reservation. I base my price on a regular room at the resort side of the villas I am renting (usually my home resorts) with an equivalent view and not on a per point basis. It still comes out to about a 40-50% discount for people, plus they get free parking. I rent my reservations within a day or two and the whole process is takes a few hours. For me, the additional profit is worth it to me over going through a broker.
This seems like a more reasonable price. My points were at 9 months out, I just didn't need them . I thought at least 18 was bottom rentals, but boy I was wrong. I did find a site that does 21$ for BC, BWV, by categories.

If you send the funds as a friend and not a business transaction then they're aren't fees involved thru PayPal.
 
I used DVC rental. I didn't realize the conversation was about David's. I chose a US rental, no actual reason why, though.

Oh, no. No issue. I didn't know that David's only used paypal. I didn't research them because it was an international company. Seems that would be the need for using paypal as a conversion.
