Resales via GMAC

I can't seem to locate GMAC's DVC resale listings... I 've gone the the international GMAC web page but no where can I find the DVC listings.. Can someone point me in the right direction?

I always just call or e-mail. Rachel then e-mails me their most current postings for the resorts I request. :thumbsup2
 
Thank you for the website link. I do have one more question.... THey don't list the UY, do you have to contact them each time you want to know the UY??

Be sure to compare closing costs/fees because they do vary from reseller to reseller. There's lots of contracts out there through other resellers too -- many who post here have had good results working with GMAC and also with other resale agencies including board sponsor The Timeshare Store ( we've purchased through them - can't say enough good things about them :thumbsup2 ).

I've purchased two contracts through Rachel, and have been very pleased. The administrative fee pushes up closing costs a bit, but not having to reimburse for monthly fees has more than made up for that, on my purchases. (Part of negotiation, of course, but it seems the other sellers may push harder for reimbursement....)

Ditto on Rachel.

As for what the seller pays, at least for me, has depended on the size of the contract. Smaller point contracts go more quickly, and the sellers can be a little more picky. Larger contracts are a little harder to move, and sellers seem to be willing to negotiate a little more. However, I have seen where a motivated seller cover both MFs and closing costs. I've generally asked that the seller cover closing and I cover MFs. In my experience, the sellers have almost always accepted.

My advice...make an offer and see what happens! :thumbsup2 Rachel will give you advice, too, if you ask. She knows what's fair market value and what people are paying. But...we do, too, based on the ROFR thread! ;)

Of course, with any resale, it all depends on how efficient the buyer, seller and agent are.

However, I saw this on TimeShares Only Website and I'm confused because GMAC used to be the "only brokerage recommended by Disney". (http://www.timesharesonly.com/timeshare/1280346)

DVC Resales by Fidelity Real Estate Agency- Timeshare Division, licensed real estate broker. The only resale brokerage recommended by Disney!

My understanding is that International GMAC is the franchise but Fidelity Resales is the brokerage name - and both together get Disney's referral for resale business.

Timeshares only is not a brokerage, but an advertising arm of these companies.
 
After reading this, I sent Rachael an e-mail and I must say she's on the ball...I've gotten the list that I asked for already.

Not what I'm looking for yet, but still...I'm looking forward to updates.

Run from GMAC...other than Rachel, they have not been customer friendly. They are allowed to post that slogan because they get a kick back from Disney.
GMAC rebates 50% of their commissions to Disney in return for that designation. It's just an advertising gimmick they bought.

That procedure is quite common, and legal, in the real estate brokerage business, but don't place any importance on that slogan because it means only that they have a commission-sharing agreement with DVC.

This is because GMAC real estate is no more. It was bought by Brookfield.
 
I emailed this Rachel last week but never heard back from her. Today I made an offer at the board sponsor and it was accepted.
