At first glance, it seems a little high. Especially, if you are not "getting" any points until 6/1/2010. We are in the process of closing on a similar contract. It is 50 points, SSR, use year March at $72 pp. It also has all the 2009 points. I thought, at the time, that $70 would have been OK for Disney to not exercise their ROFR, but the extra $2 pp was just a safety margin.
We decided to buy a resale after having a great experience renting points from another DIS boards member.
From reading through these forums, it seems that Disney wants to see the smaller point contracts get a little more per point than the larger point ones. This seems especially true if you will be a new member. Maybe the time and expense it take to transfer you into the system and generate new paperwork and mailings if figured on a per point basis. Also, maybe they have an easier time reselling the small point contracts that they ROFR as add-ons to existing members.
Also, remember that the amount you are paying per point not only involves the $$$ per points , but your closing costs and maintanence fees (MF) at well. You may not have to negotiate MFs if there are no 2009 points with the contract. However, your closing costs are negotiable. If you are paying all the closing costs on this contract that has no 2009 points, $74 pp may be a bit high. Unless you just really want to just get into
DVC. Remember, if you had the 50 points for 2009 and could not use them, you could bank them or rent them. The rental rate is about $10 pp. That would make your contract $64pp. Something to consider.
As others have said, call the agents and let them know what you want. The best contracts usually don't make it to the websites and mass emails.
Right now, there are a lot of contarcts out there; so don't feel pressured to take the first one you see.
Also, look at the thread on this forum that lists the contract that have passed and not passed Disney's ROFR. It is "Anyone made it through (or not made it through) ROFR recently? - Section III". "Donald is #1" updates the list at least a few times a week. From this you can get a good idea of what is a fair offer and at what price Disney may exercise ROFR.
