Aside from the "buy where you want to stay". I actually really like SSR. Can someone tell me if this is a good resale contract. I am not looking to travel this year, I already have a trip booked and paid for Sept. Thanks!!!

50 SSR - June UY: 2 banked points currently available which need to be used by 6/1/10 and 50 points coming on 6/1/10. Priced at $74 per point.

I am only looking to purchase under 100 points at first.

it's already listed as "sale pending" - the 50 pt contracts still go pretty fast.

it's a reasonable deal - you might luck into an SSR contract slightly cheaper for a stripped contract like this one, but for 50 pts or less, you should expect to pay a slight premium.

Call the resale companies and let them know what you are looking for. When something comes in that meets your needs, they will usually call you before it gets posted on the website.

maybe slightly better but it would probably only be $200 or less...not worth a lot of concern when dealing with a 45 year contract IMO.

i'd just get on the email list for the timeshare store and if a 50pt or so contract with a decent use year month shows up around that price range, grab it. (and you may need to call within an hour or so of getting the email to avoid someone else getting there first...)
 
At first glance, it seems a little high. Especially, if you are not "getting" any points until 6/1/2010. We are in the process of closing on a similar contract. It is 50 points, SSR, use year March at $72 pp. It also has all the 2009 points. I thought, at the time, that $70 would have been OK for Disney to not exercise their ROFR, but the extra $2 pp was just a safety margin.

We decided to buy a resale after having a great experience renting points from another DIS boards member.

From reading through these forums, it seems that Disney wants to see the smaller point contracts get a little more per point than the larger point ones. This seems especially true if you will be a new member. Maybe the time and expense it take to transfer you into the system and generate new paperwork and mailings if figured on a per point basis. Also, maybe they have an easier time reselling the small point contracts that they ROFR as add-ons to existing members.

Also, remember that the amount you are paying per point not only involves the $$$ per points , but your closing costs and maintanence fees (MF) at well. You may not have to negotiate MFs if there are no 2009 points with the contract. However, your closing costs are negotiable. If you are paying all the closing costs on this contract that has no 2009 points, $74 pp may be a bit high. Unless you just really want to just get into DVC. Remember, if you had the 50 points for 2009 and could not use them, you could bank them or rent them. The rental rate is about $10 pp. That would make your contract $64pp. Something to consider.

As others have said, call the agents and let them know what you want. The best contracts usually don't make it to the websites and mass emails.

Right now, there are a lot of contarcts out there; so don't feel pressured to take the first one you see.

Also, look at the thread on this forum that lists the contract that have passed and not passed Disney's ROFR. It is "Anyone made it through (or not made it through) ROFR recently? - Section III". "Donald is #1" updates the list at least a few times a week. From this you can get a good idea of what is a fair offer and at what price Disney may exercise ROFR.

Like some of the other posters have said, just contact the Timeshare Store and let them know what you want. We got a resale from them last year and the entire team was wonderful! They will send you updated listings, but you must move quickly on a small contract. You will not be disappointed if you contact the Timeshare Store! :wizard:
 
Good luck with finding that perfect small SSR contract. We actually really like SSR, too, and were very pleased with our SSR add-on that we bought through the Timeshare Store. ;)

Our resale contract through the Timeshare Store was 100 points at SSR for $71 a point.
 
If you're not in a rush, I absolutely think you could do better. I recently bought a fully loaded 160 point Saratoga Springs contract for $65 a point. My purchase was with Jaki at www.**********.com and she was excellent to work with as a broker. I suggest talking to a broker, naming your price and waiting a few weeks for something to develop. It only took Jaki 3 weeks to find my contract.

remember though, that a 50 pt contract will usually be priced at a premium to a 160 pt contract.
 
It appears a bit high for a stripped contract even for 50 points, esp given you'd likely be overpaying in dues by about $200. However I'd agree that if you find the right contract in this size range, I wouldn't let $2-4 pp stand in the way.

Be advised that this contract did come back on the market today.
