Resale vs Direct

There are a couple of things i know for sure, and many i am not sure about. could you guys help.

I have to be DVC owner. I dont really care if it is resale or direct, but am confused as to the advantages / disadvantages.

I typically stay onsite at Disney at least 1-2 times each year. I LOVE the Wilderness Lodge. knowing this does it make sense to try and get a WL resale or does it really not matter where your home resort is - and i should just try to get the best deal.

also, the 3/20 rule is still a little confusing. would i even have time to get in before that takes place (does it go on contract acceptance date or approval / close date). what happens if i do resale after 3/20.

last question - do i have to come up with financing on my own (through bank, etc) or would a broker (some on boards were talking about Fidelty) offer financing.

just trying to get all my ducks in a row in case i need to move fast.

1) most people will tell you to buy where you like staying. However, some disagree and say that, at 7 months, you can usually find something. However, I believe VWL is quite small so this might be harder to do. If you are willing to stay elsewhere, buy cheaper. If you only want VWL, buy there.

2) You still have time to find a contract and get it in before next Sunday (3/20). You would have to get the ball rolling very soon. After 3/20 your resale contract will be limited as far as usage. You will only be able to use the points at the 11 DVC properties, and the RCI exchange. For most DVC veterans, this is not a big deal as trading out for the Concierge/Adventure/Disney Collections are not cost effective. Prices might drop after 3/20. In fact, they should drop (resale).

3) The resellers offer 3rd party financing. It's not great; in fact, this appears to be the reason why some go direct, since Disney offers better terms. The rate via the resellers is high, starting at around 13% and goes up from there depending on downpayment.

The contract only has to be sent to Disney for ROFR by 3/20. If you have a willing participant as a seller, you can get the price agreed, contract signed and downpayment on a CC in 1-2 days...but any snag can stretch it over 3-4 days, so you'd probably want to find a contract and make an offer quickly, as in by tuesday or wednesday.
 
if i prefer to actually stay in the resort and not in the villa would that change anything? post 3/20 can i still use resale points to book resort rooms or only villas?

like i said - go to disney a couple of times a year and not interested in using points for non-disney, but would like flexibility AT disney.
 
Buy where you want to stay. VWL and BCV are not easy to book at 7 months. So unless you're willing to settle for second or third choice, buy where you want to stay! Good luck.

Villas (including studios) are much cheaper point-wise. Regular rooms are not a good buy with DVC at all - and weren't meant to be. If you like to stay in regular resort rooms, you would get better deals by buying an Annual Pass and using the AP discount for rooms and TIW for dining.

In short, I would say buying DVC would not make sense if your preference is the hotels over the villas.

Yes, that changes everything.

First of all, no matter when you buy, you cannot use DVC points to stay at deluxe resorts which have DVC villas. So you would not be able to use your points for stays at the Contemporary, Boardwalk Inn, Beach or Yacht Club, Wilderness Lodge, or Animal Kingdom Lodge. At those resorts, we are limited to DVC villas only.

You would be able to use your points at the Poly, GF, or any of the mods, provided you purchase prior to 3/20...but understand that you pay a pretty big premium to use DVC points in that manner. DVC villas always offer better accommodations and lower cost.
