Resale Pending and Want Direct

So we are waiting for ROFR for a BLT resale contract. If it passes, were probably going to close in march and have points loaded by April. We also want to purchase some points direct so we can get membership benefits and are ready to do so. Is this possible or even recommended or should we wait until the resale closes and then add direct points? Is the discount for adding direct after already being a member worth the wait as well?
 
Lol I see you've transitioned from reddit to here. Anyways, not sure what they're doing currently but last I heard you had to be a member for a year in order to cut down on the number of people who were buying resale first and then turning around and immediately buying a direct contract with current member incentives. Someone please correct me if this has changed.

It’s incorrect. You just have to have been a member for a year to qualify for best financing rates without a credit check. You can get member incentives right away when you only own resale.

That's good, I know the financing was one year but I know for certain on a DVC podcast they said it had to be a year but their information has always been somewhat iffy tbh. I know for example they gave out the wrong information about how dues are prorated on new contracts on www.***********.com

Thank you so much tbh I don't even know how to start my own thread on reddit just for my questions (im sure its easy and ill look into it) so I was just throwing all my questions on there individually, thats what i honestly thought everyone did 🤣🤣. I just started using reddit just for all my DVC questions! I didn't like how that person said "all my ramblings" but I just blocked them like I do for anyone that comes at me rudely which thankfully has only been a couple people!

You do usually get better deals as an existing member, so that's one reason to wait. But in the meantime, you can get in touch with a guide (happy to recommend ours - DM me if you'd like) and get info on current pricing and incentives. Prices are allegedly about to go up, but perhaps better incentives will offset that. As long as you get info from a guide in writing before the current round of incentives is over, I believe there is a small period of time during which they can honor the old pricing even after there's a new round of incentives.

One other thing - once your BLT resale deed is filed with Orange County, especially if a direct purchase is on the line, a guide can sometimes help speed things up in terms on the resale contract showing in the account and having the points loaded. We've had first-hand experience with that.

Once your resale contract passes ROFR, your guide can set the direct purchase wheels in motion and can make sure the direct contract is added to the same membership that the resale contract will be in (assuming same UY and same owners' names for the direct contract as for the resale contract).

I know this looks like I get a cut, I mention it so often, but I think the www.dvcfieldguide.com for under $15 has sooo much info helpful to a new and existing owner... they update it every six months so it tends to have correct info whereas the internet seems to keep repeating either old info or incorrect info over and over.

The good news on DISBOARDS is you can usually ask a question and if someone gives outdated info, enough people are reading that it's usually corrected pretty fast. We "try" to only correct each other politely, since it's hard to keep up with changes and if we only answered stuff we were 1000% sure about, nobody would answer at all lol.

I'm not quite as enthralled by this guide. It's pretty generic and a rehash of stuff. Reading and asking clarifying questions saves $15.

Agreed. The DISboards is generally fairly reliable (or people are promptly corrected on here!) - DVC Facebook groups are an entirely other story. The amount of people who respond to a question posted with blatantly incorrect info is wild.

I tend to refer people to DVC Field Guide over there even more, because the $15 is a drop in the bucket compared to a $30K (or more) contract and then at least you don't run the risk of receiving completely inaccurate info.

I would like to thank you for really encouraging me to read the DVC field guide, despite my initial resistance. I did read it and thorougly enjoyed it. Although i agree that I did know most of the stuff, it was a beautiful read with nice pictures and did have valuable info i didn't think of as well. I really loved the overall cost analysis and it made me 100% confident that my pending purchase with BLT was a good one with no regret. I especially loved the tidbit about how to maximize two contracts rotating banking and borrowing so you always have double points in each at any given year. This is something I would have never thought of! So thank you! It has also helped me decide what hotels i should request in September that I have a better chance at getting once this contract closes! ❤️
