Ok I become pretty obsessive when I am researching something so I have gathered alot of info in my search so far. I sat down today and read over the entire DVC contract from disney so I could better understand it.

Im still researching everything DVC but I'm also crunching numbers to work on our budget. While checking around I see sales are all over the place for each DVC resort. For example SSR at around 100 pts loaded will sell from $50's to almost $70's. Why such a fluctuation? I know not to go too low to avoid ROFR but I also dont want to pay more than I have to.


What would a reasonable offer be on SSR 100 pts loaded vs no points until 2012?
 
In a free market a seller can ask for any price they want. You need to understand that until last year, Disney ROFR a lot of contracts which kept the resale prices high. The price spread between direct and resale wasn't very much, then Disney started changing the way that they do business.

The resale prices fell and Disney increased their prices and changed the resale booking rules. It's almost as if they don't care what the resale prices are because they only want to sell new resorts.

IMO their numerous recent rule and policy changes should cause any newbie to enter into a DVC contract with added caution. Their actions tell me that they will do what ever they want, when they want, without much regard to the membership.

I had an offer accepted recently for $50pp for 150 SSR points - all 2011 points, but no 2010 banked ones. I would think $50pp would be a reasonable offer. I wouldn't think of paying of $55pp.
 
SSR contracts are selling for high 40.00's to low 60.00's pp. You should find a contract that fits your needs, contact the broker and make an offer you are comfortable with. I bought SSR recently for 59.00 PP but it did have 2009, 2010 and 2011 points. After renting out 2009 (could not use them before they expire) brought my cost to 49.00PP. If we could have used the points I would be perfectly fine with paying the 59.00 because I know I will have many years with this contract, and it fits our needs (THV for 10 nights in Feb yea!)

You can offer any amount you want. I have seen SSR as low as $47, $50, $54 ,$57, pp. If you really what a certain contract, offer a price you can live with. Any price is a good price as long as you feel you got what you wanted.
