Resale contract buying strategy?

For entirely foolish reasons, I am interested in buying another 174 SAP+ resale points. As we near the end of the year, I think the number of good deal opportunities will increase because of dues bills coming up in January. I have some search criteria:

  • Deed expiration of 2057 or later
  • Dues priced at no more than $9.08 (I.e. animal kingdom or cheaper)
  • WDW resorts only
  • No restrictions on the O13 (I.e. no RIV, CFW, VDH)
  • Preferably a resort where 11 month priority is important because of hard to book accommodations
  • Preferably the lowest resale purchase price per point

I think my list adds up to AKV with goal to book club concierge at 11 months. But which other DVC resorts resale contracts would you suggest I chase if I want a good deal?

AKV or BLT - AKV club level is challenging, but so is BLT standard view (if this is of interest to you).

Throw CCV in there as well, especially at Christmas/early Dec.

Hopefully the BLT refurb is lovely, too. (Currently underway!) AKV's is also due, next year I think?
 
AKV will be your lowest. But BLT, due to its location and length of contract and rentability and upcoming refurb, might be the best value.


PS I have 300 AKV points, and Club is really, really hard to book.
Also dues are really decent at BLT. I think AKV is cheaper on the front end, but BLT is cheaper on the back end, and also harder to book at 7 months for standard view.

Can someone post a link to that site that tracks resale contract history of transactions by resort? Can’t find that site and want to know what some of these resorts are actually selling for based on recent transactions that passed ROFR.

I've mentioned this in other threads but in just this past year I've managed to grab AKV value and club level for holiday/busy times. The club level for a whole week straight. And of course it's not as easy as booking a full week at Saratoga or Old Key West but it is doable...but not without owning there of course. That said I'm actively looking for BLT contracts.
 
I don’t think rounding up the total number of points to the nearest thousand is a foolish reason at all :p

My vote is CCV or AKV, you don’t seem like someone who cares about standard view (if I’m wrong, apologies, I don’t mean to misjudge!) and BLT is easier to book outside of SV rooms. CCV is also not super difficult most of the year but you already said you wanted a FW at CFW during December, and although it’s certainly not the same thing, Wilderness Lodge is a pretty decent compromise and you absolutely will want to own there to get in during that season, even for the GVs and Cabins, I feel.

But I will say, getting such a specific number like 174 (or even an iteration of that ie. 100+74, 64+110, etc.) through resale is going to pretty difficult, especially when you consider UY/good price/specific resort. Wouldn’t it be easier to just amend your current Poly contract and get another 174 points in a separate contract? I don’t know if that makes the price any better (unlikely with what I remember of the incentives 🫤), so the upfront cost will definitely be higher than resale, and it obviously doesn’t get you priority at another home resort but it does allow you some free points to occasionally book those penthouses without compromising your FW!

Or even waiting for the next round of incentives to see if DVD has any decent discounts on sold out resorts again (I’m forever holding hope that they’ll do a fire sale on CCV!) Anyway, could be another option to get you to that milestone number 🤷🏼‍♀️
 
Given your criteria I think you're left with AKV. We own at AK. It is our original and largest DVC contract. We liked it because we could choose Jambo, as we both enjoy the 'hotel' atmosphere and the value villas. AKV have a dedicated bus system from Jambo to parks or Springs.

Our second contract was BLT. While BLT's theme doesn't do much for me, we enjoy the monorail with access to the Transportation Center. I am not sure if the buses make multiple resort stops before leaving for the destination. We don't stay there a lot.

While we like the theme of CC, we don't care for the insulation (which appears to be nil), and the transportation to other parks and resorts. The boats only seem better because the buses take so long. I think their buses also have multiple stops at other resorts before leaving for their designation (park or Springs).
 
Do you mean the insulation in the walls between rooms at CCV?

And that the "walls are thin" and you can hear noise and conversations in the next room? Just want to clarify.
To clarify, the walls between the rooms were about the same as at AK, in that you can hear voices but not always what they were saying. The people in the hallway, who were not talking loud at all, sounded like they were in the room. I was in the bathroom when this first happened and it caught me but I figured DH was in the room, so it was no issue. When I came out, I discovered it was people in the hallway. After that I didn't want to stay there again.

you are 100% right - preferred view or better for me

Great insight. I have yet to try and book the CCV Cabins 7 months out from peak holidays (especially December). I do love Wilderness Lodge during the holidays though so will try to get something good there in 2025.

I held off on the FW at CFW because the Reflections news began to pop and I want to know what's going to happen over there before buying a committed week in a specific room type (I would not buy CFW for regular points only).

I should have clarified in my original post that the 174 is just to round my total up to the nearest thousand point level, so a resale contract with 180 points is great; if I have to get 200 I might go for it if it's a good enough deal. I already have more than enough SAP with OKWe, so this foolish 174+ point purchase needs to be no more than $125 per point - that rules out anything direct. I hope to book the Tower penthouses with my OKWe SAP points at 7 months... time will tell!
