Hi! My husband and I are new to DVC. We purchased direct 160 points at the Poly. We had our first stay as DVC members just a last week. We stayed at Bay Lake Tower and we loved it! The proximity to MK, being able to go to The Top of the World and then quickly back to our room and so many other aspects of the resort. We came home knowing that in the next couple of years we want to have a contract at BLT. I called our guide to see if we need to be on a wait list or what we need to save to get to the point of purchase. And he basically steered me in the direction to add on at the Poly and not BLT. And BLT is $185 a point! My question is since we are already have a contract with a direct purchase is there a downside of adding on via resale? And how does it work if/ when we add on? Would be a separate contract? We know for sure we do not want finance this next time, so it's going to be a couple years before we will buy again. Thank you in advance for helping this newbie understand!
 
Your guide steered you to PVB because he gets more credit selling the current resorts.

Add on resale the same UY and deeded the same and all contracts will be under your master PVB contract as one membership. You will save a couple of thousand dollars doing so.

I suggest that you stay in any resort that interests you because you might find that buying somewhere other than BLT may be a better choice. IMO owning BCV or BWV gives you easy Epcot and DHS access, PVB already is your MK resort.

There are only a couple of downsides to adding on via resale. The first would be that the add on points would not be able to be used for the Concierge Collection, the Disney Collection or the Adventurer Collection, which IMO is no great loss. The other would be if you were to sell the PVB contract at some point but retain the resale contract, you would lose any membership perks that direct-purchase owners have such as merchandise discounts, AP discounts and the ability to attend member events. Otherwise, there really isn't a down side for now. Disney could take further steps in the future if they find that their current restrictions have not deterred resales enough. You'll save a lot of money by going with a resale purchase.

If you add on, it will be a separate contract but under the same membership number as your PVB contract IF it is the same UY and deeded the same way. The points will retain their own home resort advantage at 11 months. IOW, only PVB points can be use to book PVB before 7 months and BLT points will only be able to be used at BLT during that same time frame. At the 7-month mark all points can be combined to use at any resort.

I have 4 resale contracts and will be closing on two more soon. Three of my contracts were purchased after the first round of resale restrictions were implemented and the other one was bought after the more recent "no member benefits" restrictions. I have never been treated any different by staff than my brother who purchased SSR directly. And my brother has never used those SSR points for anything other than staying at Disney World - so much for the "direct purchase benefits" that he felt were so important compared to my resale contracts. :rolleyes:

Given that you will not be making your next purchase for a few years, my advice is to just enjoy your ownership for the moment to keep abreast of any changes to the resale market while you save for that next contract. There will be a new DVC at CBR soon and its addition may come with further resale restrictions if sales are not as expected.

IMO this is a positive rather than a neg. It forces people to think about the costs and to buy the points they're use for DVC rather than the temptation to buy more for a higher price, without guarantees and to pay far more for all cash options than if simply paying cash. There has never been a time in DVC history where it made sense to do so and I doubt there ever will be.
