Thanks everyone for their input so far into my quest to get into DVC. With twins on the way and an 18 month old running around, we simply can not afford the 160 pt buy in and won't use that many points going every 2 to 3 years.
SO we've decided to go the resale route and start with ~100 points.

We've found a few contracts and some are stripped of the first year points and some have some points already banked that need to be used.

Can banked points be rented or traded?

With 100 pts I can use a max of 300 at once by banking 1st year, using 2nd year and borrowing from 3rd year correct?

Yes, banked points may be used to make reservations for others - but they cannot be transferred to another member. Only points from the current Use Year may be transferred.

You are correct with your thinking about banking points and then using banked, current and borrowed points to have access to as many as 300 points every three years.

Congratualtions on your decision. If 100 points is what you can afford, then you are making the right decision for your family. Buying more than you need/afford will only lead you to resent your purchase and you want to be excited about your decision! You can always add on at a later time if you think you could use a few more points.

You are correct, but keep in mind that it is going to cost you about $1200 JUST in maintenance fees to take that trip once every 3 yrs ($400 per year x 3 yrs). How far would that money go towards paying the hotel bill, if you were to pay cash or rent DVC points? If that money would pay for the majority of your stay, maybe buying in isn't such a great idea. (Plus, if you wait to buy in when you can afford the larger contract at the newest DVCs, you would have the benefit of the longer contract).

I see where you're going with your math, and here are a few things to consider while deciding. I'm offering these figures (and comments) so you have some additional information, which affects the entire picture:

  1. We purchased a 120 point SSR contract in Fall 2006 (we passed ROFR in October), and the total purchase price was $10,245.60. This amount included $3.98 per-point MF reimbursement to the seller. (There was an additional $0.40 per point in there, because of how I had the contract written. It won't apply to you.)
    Our contracts differ by 20 points, however I'm offering this information so you get a closer understanding of your costs. Does your $8,700.00 figure factor in closing costs? Mine ran an additional $450.00 over the $10,245.60 listed above (purchased via reseller, with title insurance.)
  2. The current annual dues on 100 SSR points is $412.00. (I know, you're close, but I wanted to make certain you had the dollar amount. :) The $3.00 difference per year might sway you one way or another.)
  3. Four nights in a SSR 2BRM points run from a high of 280 in Premier Season (Wednesday check-in to Sunday morning), to 162 points in Adventure Season (Wednesday check-in to Sunday morning).
    If you want to skip weekend nights, the points run 180 in Premier Season (Monday check-in to Friday morning) and 108 points in Adventure Season (Monday check-in to Friday morning).
    Go to http://web.nalu.net/~wneth/dvcplanner.htm and download Caskbill's DVC Vacation Planner to play with the point values per stay, and explore all the combinations in Choice, Dream and Magic Seasons as well.
  4. While I've never rented DVC points (either as renter or rentee), I'd caution you to be dilligent. I've rented real estate in the past (landlord), and that isn't always easy. DVC-folks are a different breed (read that to be mostly honest, family-oriented people), however there are one or two bad eggs out there. Be careful.
