....something tells me I may regret asking here...I have read hundreds of posts on the subject of renting out points, and I understand that many here have very strong feelings on the subject. BUT - with my children off to college and no grand children here yet, I have many, too many points to use and will be renting them until the grand kids arrive and/or I retire. Between my timeshares and Disney points I don't have nearly enough vacation time to use them.....yet. I do not want to sell my memberships....but I refuse to let the points waste.

I'm positive there are others here in the same boat.

- Is there a place to go to talk on this subject with others that rent?
- Where else do you have success renting besides here....or do you have the best luck here?
- What are the best weeks to reserve for rental purposes?
- At what price are you most often renting?
- What are your top two or three "best practices" for renting? What are you doing that makes renting successful for you?

This question may draw some critism. Booking prime weeks with the sole purpose of renting them, is definitely frowned on by many.

Here on the DIS Rent/Trade Board we do not allow you to offer any existing reservation more than 30 days prior to check-in date, whether through post, PM or board email. If that is your game plan, you will definitely need to find another place to try to rent out a reservation. People have lost access to the DIS because of this.
 
I rented points on ****************. I paid per point and got to make whatever res. I wanted. It worked great for both of us. I got AKL which I never could have afforded and the owner recouped some of her money. She had already gone on a trip and had 60 extra points. Those points sell almost as soon as they are listed. We are going in Feb. for our 25th Anniversary. Good Luck and sprinkle the Pixie Dust!!:dance3:

Since the practice of doing this is not allowed on the DIS, as per Chuck's posting, I don't think anyone is going to be willing to advise you on this.

The DIS is a great place to rent your points, but not existing reservations except those that fall 30 days before check in. If you want to rent your points, not speculative reservations I would advise reading all the stickies on the Rent/Trade and or considering using David's Rental Service.

If you are only interested in renting spec reservations, I am afraid you will have to find that info elsewhere.

We seem to be talking about a couple of different things.

There may be a few people around who object to renting, but it's certainly not a majority opinion. Renting is discussed drama-free here, from both the member and renter perspective, on a daily basis.

But that's non-spec renting....advertising that you have points available, connecting with a renter, and then making a reservation for the dates that they want. Many, many people have rented their points that way and gotten a good return.

You seem to be determined to do spec renting, and I'm not sure why. It seems a lot riskier to me. You have to get lucky enough to find someone who wants that resort on those specific dates. If I were going to rent my points, i'd want to maximize my chances of finding a renter.
 
With full disclosure, I did a spec rental when I first started out with DVC because I thought that was what I needed to do to rent out my points. However, I NEVER do a spec anymore because I found that with keeping up to date on the boards, watching for people looking to rent and then slowly building a group of renters and their referrals, it has been MUCH easier to just wait for a renter to choose their tiem period/size of accommodation and book it for them. I did not make more $ with the spec and it actually had to be modified anyway for the renter. I charge $11-12 a point depending on what I am booking. If someone wants a booking at the 11 mth window, I get the $12pp. if it is closer to travel and I am looking to get rid of a small numner of remaining points and/or I can't bank them , I ask $11pp (or occassionally $10pp).

Really I can't figure why anyone would want to reserve a week to rent vs renting points. So I would hope that is what the op meant and maybe the replies should focus on renting points and the best ways to do that.

I think you are misunderstanding. The OP is looking to make speculative reservations with the intent of renting them out to those looking for particular high-demand resorts and weeks. That is what is not permitted on the DIS, I believe because many DVC members (and the DISboards owners) perceive that as unfair - reserving a prime reservation in advance that you are not planning to use yourself, but sell. The OP already has other threads going about - what is the most in demand resort, what is the most popular week - which are basically the same question as this.

And oldkey - I am not picking on you, just trying to explain what you asked (hopefully correctly).

So it seems that the longer out you are booking, the greater the possible price. The closer you are to the travel date, the more likely a potential renter is looking for a "deal?" If your intent is to charge a range from $10 - $12, can you give that range in an ad here or do you just quote the higher end of $12 then negotiate with potential renters once they respond?

Are there other ways to maximize price to realize closer to $12/point?

....went back as far as September 27 to find the first $12/point post - not one public response. Certainly the poster may have received PMs.

Is a $12/point price realistic on the Rent/Transfer board? Certainly you have to have something others do not or the law of supply and demand will move the equilibrium price lower.

Looks like I will need to experiment. :teacher:

In the current economy, $12 may be difficult to get, but as I said, surely you'll get people making counter offers, likely via PM or email.

If your home resort were say AKV and you could reserve a concierge room at 11 months, or OKW with the ability to reserve a GV at 11 months, $12 may be realistic. Every resort has something special to offer, like BCV has the pool, AKV has Savannah and concirge, OKW has those specious GVs. The main key is being able to make a reservation for someone at 11 months. 11 month availability generally will bring a higher per point price over reservations inside the 7 month window.

On the other hand, points that are distressed in any way, like those that have missed their banking window, or are in holding status, will generally bring less than $10, as the savvy renters know they are use or lose.
 
Since you have rented before and were successful, what price did you get then?

To me that would be where to start.
 
Excuse me if you have already done this, but I think the best place to start is:

1) Read ALL the stickies on the Rent/Trade board.
2) Read them again.
3) Use the "Search Forum" on the Rent/Trade forum and these other DVC forums to find multiple posts on the information you need.

OP, I think if I were you, I would make a "Points for Rent" Thread.
1. List the number of points.
2. Amount you want for points.
3. The resort for 11 month window booking.

This is sooo much easier than trying to rent a certain room size for a certain week. When I first became a DVC member, I thought just as you are, get a great week and rent it. It is sooo hard to do this. People want you to add a day, take a day off or more days etc. Change the room size etc. By the time last minute renters decide to book, it is too late to make these changes. I also didn't realize what I was doing to other DVC owners, taking away from their chance to book the "Desired Weeks" You will not get any more money. It is just not worth the headache.

You need a contract, I tell people to get references, but everyone has to start somewhere. You will be the one to set up their Dining plan and now, pay for it at booking, if they desire it,You will have to work all this out with them. Book their Magical Express, a lot of times, you will be the one to remind them for the ME information, or this has been my experience. It is way more than renting a room. If, you happen to get a first time renter or a first time family to Disney, be prepared to answer every question that happens to come up. Once, I had 60+ emails. This is why, I really don't understand the low balled point prices. I am thinking, they really don't understand what they are getting themselves into.
