Depends on the owner.

When and how you pay is determined by what the owner requires. Most require at least partial payment before or at the time the reservation is made and payment in full several months before the trip. It often depends on the owner's use year and how close your trip falls to that time period.

Renting is a private transaction between the renter and owner. Policies differ between owners.

If you rent, be sure you understand the owner's change / cancellation policy. I think that is more important than when you pay.
