Renting points vs getting discount offers thru Disney

I have been doing the math and can anyone tell me why they would rent points vs taking the 40% room only discount on villas that Disney has been offering the last 2 years? I was pricing it out and it's cheaper with the disney discount unless you get someone renting their points for under $10 per point. I am new to this and I am weighing the pros/cons.

Depends on unit size and season. For example, in mid-summer the CRO calendar is Value Season in Deluxe and DVC resorts, but the DVC calendar is Magic Season (the second highest). In that situation, Disney's promotions can be competitive, especially for 1BR units. There are other examples like this.

But, at other times, renting still probably makes sense. For example, during chunks of February and most of March, DVC is in Magic Season but CRO is in Peak. There, even with 40% off CRO rack, a rental from an owner is usually a better deal.

One other difference: CRO will usually have much more liberal cancelation policies than your typical DVC Member.

If you book through Disney Reservation Center, you will get a daily full cleaning vs limited housekeeping every four days on a rental from a member.

But a member can get some types of villas that you cannot get directly from Disney - like BW view at the BWV, two queen beds in the second bedroom at BCV, Hospitality House area at OKW, etc.

You will never get free dining with a DVC rental or any DVC points stay.

I'm not sure what kind of villa you are looking at, but I know for us, renting is much cheaper. Looking at a trip next year with 4 adults/1child (17yrs) in a 2 bedroom AKV savannah view and this is what I come up with:

I'm using the dates for this year Sept 5-10 since Disney is offering a discount.
AKV 2 bedroom non-savannah view through Disney: $2863
AKV 2 bedroom savannah view 192 pts: I have been renting from the same person for $9pp= $1920. Even at $12pp=$2304
As you can see, for us it's a significant savings! True, we don't get free dining, but we find it's way too much food anyway! And I don't mind making my own bed and I usually don't clean our bathroom everyday, anyway. Our tickets are usually bought through UT, which is not a significant discount, but a discount nonetheless.
In the end, you have to figure out how you like to vacation, your budget, trust level in renting and just go with that.

I've rented before, and wanted to rent again this year, but it wasn't in the cards looks like.. which is a bummer!

A better advantage to renting DVC is being able to buy your tickets seperate (like undercover tourist), and add the dining plan if you wish. Under disney if you want the dining plan, you must purchase full price tickets through them to make it a package.

I know for certain dates DVC members also get a discount on other tickets like MNSSHP.

As well, depending on the price per point you find for rent, it might actually be significantly cheaper on other fronts as well. Isn't the 40 percent on the villas good with a code? Which typically meets some kind of time restriction or black out dates? At least with renting, if you have the points and its avaliable, it's yours.

You can't get 40% off all the time, at all villas or resorts (and those offers are going to be less eventually if the economy ever recovers). And as others have posted, in different situations, it still may be cheaper to rent.

Thanks for the feedback everyone! Based on my travel dates (June/July) it seems these are the months where more points are needed and the Disney offers are frequent. I appreciate the responses.

June and early July, when the CRO calendar is in Regular Season the rental might still pay off. What's more, 40% might be unrealistic. This summer, DVC properties were discounted only 35% for passholders and FL residents. I don't remember the general public number, but I bet it was lower.

If travel demand continues to recover, discounts next summer might be even less generous.

We rent every year. When doing the comparison you need to compare similar rooms at the same resort. A regular room at beach club w/o a discount runs around $400. A studio at beach club villas can be rented around $150 a night.
