While I suspect that the majority of rentals are accomplished without any formal contract, our
DVC contracts do state that a contract be used for rentals. The contract goes on to state that if a contract is NOT used, that all reservations made using points will expect that guests follow all rules and regulations of the resort and DVC. (Rules are things like no pets allowed, no open fires on balconies or in rooms, no clothing on railings, no signage in windows, no commercial use, etc.)
I'd think it would be prudent for members to prepare some sort of contract (even if it's thru email) to let their renters know about expectations and I'd expect that most renters would want something in writing explaining cancellation policies, payment expectations, etc.
A contract may or may not easily offer financial protection in all instances, but it would certainly offer peace of mind and serve as a reminder of all expectations. If, as a renter, you want a contract- insist on it. If, as a member you want to follow DVC policy with a contract , insist on it.
If it's not important to either party then ignore the policy and the advice!
