Renting out dvc points.

hello everybody, I'm new to the forum. I had a few questions about renting Disney vacation points. I do not own a contract yet, I'm looking at a 200p contract at boardwalk or beach club. I like the 200p contract because they are easy to find and cost less per point than the smaller contracts. I do not need to finance this purchase but I would rent out the points every other year for the next 3 to 4 year, until my growing family would require more room.

My question is, how difficult is it to rent out points? WHere do you rent out the points and what do you charge to rent? IS it better to rent out the points on your own or use a rental company? What are the liabilities in renting out points, any damages to the room or bills left by the occupants?

Or should I stay away from rentals all together since it might be too much of a headache purchase the points that I need now and then add on other points in the future when I need them?

I have rented my points out in the past. Let me first say, that I would not buy more than I typically expect to use with the idea of renting, espescially if you are financing the purchase.

As for ease of renting out - it has not been difficult to find renters. My points are usually gone within days of posting / looking for renters and I rent for $12/point.

As the member, I think it is important to ensure that the renter is fully aware of the restrictions via a contract. Also, I provide my renters with a list of items that they can make use of such as dining plans, ME, on line ticket web sites... I do not leave them just hanging. So pe prepared to offer assistance, advice and guidance. This is not required to rent points, but I think it is the decent thing to do.

You as a member can also be held for any damage done to the room or possibly charges.

If you want to still but more points and rent but do not want to go through the hassle of interfacing with the renters, you could go third party. You will get less $$/pt and you will not get your money until they check in. I do think the major companies take a security fee for damages, so you may be a little protected. You will still need to make the reservation and arrange for their dining payment if they choose.

Currently it is fairly easy to rent out points, it just takes a bit of time and effort. Points can go quickly if they are for a prime time/location or if they are priced cheap. The thing to remember is that once you hit the 7 month mark, all points are worth the same amount. So if you want to rent BLT at a higher rate, you need to use your 11 month booking advantage.

I originally rented my points out through a broker, but then started renting out privately. I listed my points here on the rent section of the board.

Brokers pay around $10 a point but only send you confirmed clients, so much less work to do. The downside to using a broker is that you have to respond fast to their emails when they have a client and are looking for someone with points to rent. Lots of times I see the email asking for points at the same time I see an email saying the reservation has been taken.


Once you have a client though either through a broker or privately you still need to make the booking, make any room requests, book ME if required and book DDP if required.

You are responsible for any damages the clients do to the room, but the clients should have a credit card on file with the hotel and be charged then and there for any damaged. I've actually heard of at least one case were an owner was charged for damages, so it is possible for this to happen.

There is definitely time and effort required to rent out points, weither that is too much of a headache is completely up to you.

There was a report of a guest who put a credit card down, then reported it lost/stolen. So when it came time to charge the card, they had already left. And the owner got stuck with the bill that had to be paid before they could make any more reservations with their points. And that would be at least 150 points to rent to break even if they skipped on the $1500 charge.

We rented some points this year they were gone in less than a week. I got a good price and didn't bother with any of the details. Used Dave at dvcrequest.com would use again in a heatbeat. I think I got $9 pp and all I had to do was make the ressie and send them the info. Money in my paypal.

Although it is a rare occasion that we need to rent. Maybe too many points? Then again if you can afford it, the price will only go higher.

i wish this were true, but resale market suggests that prices often go down.

I rented my points through Dave and it was super easy. Maybe because I have Aulani points, I rented all 254 of them in less than 4 days (also 2 ressies both the coveted June 2013- so that may have had something to do with it).

I've rented points 4-5 times over the past eight years and have found renters using the rent/trade forum on Disboards each time. Fairly easy to do and isn't that much trouble.
