Renting DVC pts at a very high rate

I hope the mods keep my post on this board because it's really a question for the "Codes and Rates" experts.....

We'd like to rent DVC pts at BWV in early Dec. Did it last year and loved it. Prefer a 1br but we're too late for that. I came across an offer for a std view studio at $150/nite Sun-Thu nites (when it's truly only 9 pts/nite) and any Fri or Sat nite would be $240 ($12/pt x 20 pts/nite).

My question to you is: Would you pay this higher rental price? (NOTE: DVC rooms of all types are booked solid for BWV, BCV and VWL for our dates.) Or should I roll the dice and hope for another general code this Dec? But even with a code-- and rack rate of $340/nite incl tax for BWV std view studio-- I couldn't touch the $150/night, could I? I checked BWI and it's the same rack rate as BWV std studio.

I'd appreciate your advice.
 
I think the renter is offering you a great deal. As more and more people join DVC, it is becoming harder and harder to get into the smaller resorts like BCV, BWV, and WLV. You will start noticing that. From October to December the villas fill up quickly, often before the 7 month window opens. You must be renting from someone who owns at BWV to even get a ressie. I have seen posts where folks who OWN at these resorts are being waitlisted at their 11 month window. I'm going in October and didn't even try to get BW or BC because I knew it was already waitlisted. I see the renting during the fall months costing more and getting harder to do. I noticed on the DVC boards, there are many posts to rent from Oct-Dec not being answered because no one can get a room. To get into the BWV for less than paying rack rate at a moderate is a great deal. And now that DVC owners and renters can add the DDP to their ressies without the ticket/package restrictions, is only making these locations more popular. I would never rent my points, but some people have to. I bought enough points to cover 6 weeks of vacation a year. I personally would take this deal or you could post further on the DVC rental board and hope you can get into something, but most likely it will be OKW or SSR--if you would be interested in either of them, you might be able to rent one of them for $10-$11 points a night from a member.
 
I say take it. You can't pay cash for a studio and get it for $150 a night. A lot of the DVC owners are starting to realize that $10 per point is way too low. Yes, I realize that the people that rent points from the owners like it that low. But, with what we have to pay out, for the actual points and then maintainence fees, it's not really high enough. No one is getting rich off renting their points. I guess you just have to decide if it's worth it to you to rent pts at those rates. If you arrive on a Sat and check out on a Sat you would be paying about $1230. It would be closer to $1500 if you paid cash, and the villa was in the neighborhood of $200 a night. I don't think I've ever seen the rate below $189 (no tax included). That time frame is also incredibly popular with DVC people....we love to go to WDW then.
 
Does the member already have a reservation during the time you want to go? They may just be advertising their points for sale and not have a reservation already.

If they do have the reservation and this is the time you want to go (and you are comfortable renting the reservation from them), then it's up to you whether you want to do this. Like you said, you don't have a lot of time to decide if you truly want the BWV during early Dec (and a standard view at that).

You won't get any discounted rates through CRO at BWV for December. Maybe SSR or OKW (if they aren't also sold out).
 

I am waitlisted for a studio at my home resort VWL. I should have booked at 11 months but I am not certain I can go. If I get the studio and can't make the trip you can bet I will be renting it at well over $10 a point. The reservation would be well over $2,000 for that week, cash. It is 95 points. I will not let it go for $950 I'm not Santa Clause! Grab it, it's still a steal! Our dues have increased, everything cost more, the $10 a point price will soon be a thing of the past and for peak season it is now!
 
I just booked a BWV Standard View Studio from 2/28 - 3/9 2007 for $11 per point. That comes to $164/night and my thinking was that the cost was $30 less each day than what we paid for Swan last month, it's a very popular destination and Standard Views go quickly. The only real question I ask myself when booking a resort is, is the price competitive with whatever the alternative would be, in my case Swan at $175 plus tax, etc. As another poster pointed out, is the ressie made already? Standard View Studio rooms get snatched up quickly, especially the Sun. - Thurs. days. You may be considering a senario that doesn't exist. BTW, I declined a $13 per point offer before accepting $11.

Thanks for all the responses. Yes, it is an existing reservation. And the 3 DVC resorts we wanted for that time of year-- BWV, BCV, VWL-- are all booked. We could book thru Disney and pay the rack rate ($305+tax=$340), then hope for a code, etc, but even a code wont touch this offer. I'm gonna do it.
