Renting condo and pool temp in Feb questions?

First of all, we are looking at renting a condo. What do I ask to make sure that it is legit and we'll actually have a place to stay when we get there and I'm not just giving money to a scammer??

Second, some of the townhouses we were looking at have private splash pools, which look to be very small in-ground pools. If we pay for pool heat, will they actually be warm enough to swim in the first week of Feb? We are from Michigan, so not total wimps when it comes to cool water , but I just was wondering if it would be warm enough with a heater to be worth paying the extra money.
