renter didn't pay and wants to cancel

I had someone contact me about march 30.I got them 5 nights OKW oct 22 their honeymoon. I told them 1/2 due april17 and bal may 1. there are no refunds, but I willl make changes based on availability, and all travel complete by jan31 07 .so 1st payment is late I don't get it till april 27 . she says a grandfather passed away. okay .then she says can I pay may 9? I said yes. now may 17 no money and they say they are moving and now it is costing more .also we changed ressie to mon oct 23 for 5 nights. now they were suppose to send 375 on april 17. I get 150 $$ almost 2 weeks late .they will mail bal on may 9. no money, several emails later now they have to cancel,I say no refunds but I will give you back 100 $$ and keep 50$$ for all my work .she says she reads all emails and doesen't see no refunds I read them all and I point it out to where it is and that all travel must be complete by jan 31 07. she wants to know when I am mailing back the 150 $$ I think I should wait 30 days and then maill back 100 as I didn't get it on time and my points have been tied up since march 30 .what would others do? I have never had this happen. I have a renter who needs to cancel and I asked him to rent it and he did and I just changed the name . I spoke to the other person who is a DVC member and they got it for a friend. no problem very easy so what would you do

I won't refund their money. You had alot tied up in this rental and you might not have been able to rent it again. If you can prove that you stated "NO REFUNDS", then the renter is just out the money. Once you start doing that, more renters will think they can just rent something and get their money back. Anyway, that is just my opinion. I'm sorry the renter has had problems, but we all have to deal with everyday life and it only makes us stronger to live up to our responsibilities.

Due to the fabulous savings we offer, most people do not refund money for cancelations. I am sure under extenuating circumstances people make allowances but this renter seems to have been uncooperative. I would not refund.
 

Why are you asking how much you should refund? If you CLEARLY stated NO REFUNDS and you can prove that you wrote that, then they are out the money.... that's it, too bad, so sad.... that's what they agreed to.
 
My only advice is, IF you refund the money. Did they mail you a check? If so, DO NOT refund them any money until you are SURE their check cleared. You don't want to be out your money on top of theirs if their check would bounce.

But, myself I would not refund any money at all.
 
I know I rented from you for October and you were very clear on when the payment was due and the no refund policy. I wouldn't give them back any money.
 
I told her where to look it was on the 4th line of the paragraph. no refunds. I will make a change and all travel must be complete by jan 31 07 if available. also they mailed a money order and that went in the bank on april 30th .they make me feel like the bad guy

also ,if it is an emergency, they can rent it and I will change the name for them no problem. I just did this the other day.

Something else to consider , besides that YOU ARE NOT THE BAD GUY , if you do refund the money to them (any of it) they will not think twice about causing a loss to someone else in the future. Why not when their aren't penalty's , so I would not give any money back.

It sounds like they have really messed you about. I would not refund them anything.
 
I wouldn't refund them a dime, and I'd tell them they are on the verge of forfitting all right to travel before Jan 07 if you don't get your payment immediately.
 
Did you actually tell her you would be returning $100? And if so, did you do it in writing or via phone? I would think that if you sent her an email stating you would be returning $100, you are stuck as that email would be dated after the original email stating no refunds. Carefully review all the correspondence between both parties and the dates involved...then make your decision on what to do. Good Luck! :goodvibes
 
I just wrote her and told her I won't refund anything, since it clearly states no refunds. also she said I will keep it if you can take payments .I gave her the payment schedule and she didn't keep it, does she think I would still want to rent to her when she didn't pay on time in the 1st place? I will cancel hopefullly if it is booked someone will get a waitlist come through.

Well the good news is that you shouldn't have any trouble renting it. That's smack dab in the middle of the F&W Fest. There should be demand for the ressie.

I agree, no refunds and they're done. No further chance to piddle along with this issue. Tell them they violated the terms and you're keeping all that has been paid and move on.
 
It sounds like they didn't really have the $$ to do it in the first place. I am glad you didn't refund them.
 
See, this is one of the reasons I don't like to see folks renting points for the same cost or less than a stay in a value resort. Just shouldn't happen in the first place. These folks sound like they couldn't afford it, but planned anyway, and you had to take it on the chin. I totally agree that no money should be refunded. Hope you can either re-rent or use your points in another way (maybe deposit them into II) very soon.

You are not the bad guy You are a business women and unfortunately that means some times some one may not be happy. You have specifically stated no refunds. You have bent over backwards (way more than I ever would) accomadating late checks, etc. write these folks off.
