Rental near Disney and Universal

Ok so I know Disney and Universal are not that close to eachother but I'm looking for a rental property that would be a central location for both. We are thinking of a possible trip next year in early June so a pool is important. Last year in June we rented a 4 bedroom townhouse with my parents in Encantada and it was beautiful but that was a Disney only trip and I think the trek to Universal from there would be too far. Also I don't really think we need something that large since its just the four of us so maybe a condo. Thanks so much, I always get the best info here!
 
would go with near seaworld - it is about in the middle of WDW and US/IOA

so Marriott's Grande Vista or Cypress Harbour
the Hilton's Grand Vacation Club (both SW and ID)

there is a westgate there too - but won't recommend it.
 
Wyndham Bonnet Creek is actually still very good even though it's at Disney as long as you take the "back way" to Universal (Turkey Lake Road). We've done it a few times and found it to be very convenient.

Take 536 to 535. Take 535 to Palm Parkway. Palm Parkway turns into Turkey Lake (Palm Parkway and Turkey Lake pretty much run parallel to I-4 without all the traffic). You turn right off Turkey Lake onto Hollywood Way (I believe Dr. Phillips High School is to the left).

You can google Turkey Lake Road Orlando FL to get a good look at it.

ETA: spiceycat's suggestions are excellent, and you can still cut through to Palm Pkwy or go up Universal Blvd (instead of the heavily congested International Drive).
 

Thanks so much for your reply! We stayed at a hotel on Palm Parkway a few years ago and even tho we didn't go to Universal I remember hearing it was an easy drive from there. I have heard great things about Bonnet Creek and I do love the location but I think its a bit high priced for us when I have seen bigger rentals for half as much. Of course I realize those are further and not on Disney property.

We actually stayed there between Christmas Day and New Year's in a 2BR for $90 a night total. There are several threads on this board that detail good places to rent from at very good prices (vacationupgrades.com is one that comes highly recommended).

Staybridge Suites is over on Palm Pkwy, I think, and they are very comfortable with a great free breakfast (up to a 2Br/2Ba). There's another thread on this board that has a discounted Friends and Family link that you can use.

Depends on who you rent from. For my upcoming Sept trip, I've got a one bedroom at Bonnet Creek through Shelby Resorts for just $74.38 per night. We also have a one bedroom for our Dec trip for $60.00 per night through Aaron Washburn. Aaron offered us a two bedroom for the same time period for just $70.00 per night. Aaron was higher for the Sept dates than Shelby Resorts, but Shelby Resorts was higher than Aaron for the Dec dates, so you just need to get quotes from several renters. Aaron and Shelby Resorts both list on myresortnetwork.com. We also got quotes from Vacation Strategy, Vacation Upgrades, Farrell's Vacations, and a seller on ebay. This past May we got a one bedroom through Vacation Strategy for $89.50 per night, but found out after we'd already made the deposit that we could have gotten it cheaper through Shelby Resorts (as a friend of mine did).
 
We always stay at Windsor Hills. It is super close to Disney but really not far at all from Universal. 20 minutes in the car max. We go early, take a break and go back at night. It seems just a bit farther than Disney.
