Relative Maintenance Fees per Resort in the Future?

Hi all,

I notice BLT has the lowest maintenance fees. I assume this is due in part to the newness of the resort (though that doesn't explain why OKW is only the fifth most expensive). Should it be expected that the relative rank order of the maintenance fees for the WDW DVC resorts would remain consistent (i.e. - BLT will remain lower than OKW as the years pass)?

We had decided on an OKW add-on as we have really enjoyed staying there & the price per point is on the low end, but now seriously considering BLT due to the lower MF's and the higher difficulty in securing reservations (i.e. - much easier to book at OKW with BLT pts but not easy with OKW pts at BLT). If we keep the contract long-term, seems the lower MF's plus the security of being able to reserve BLT would be worth the extra money but it depends on the relative MF's remaining consistent.

We heard from a guide that it's due to the maintenance at that resort. AKL is high -- animals, trees, plants, etc. Lot of work. OKW -- same, lots of grass, trees, plants.

BLT -- alot less stuff going on there.

Not sure if that's true or not but it does make sense.

With all the reported damage at BLT, I could see their maintenance fees starting to go up. Taxes all pay a part.
 
BLT also has a bird poop problem. Every year BLT and the Contemporary get visited by hundreds if not thousands of birds. We were there at just the right time and got to watch crews cleaning the buildings and windows. Not a job that I would like to have. :scared1:

One of the reasons BLT dues are lower is because the rooms require per points per night. So the total budget is spread out over more points.

Dues average a 3% per year increase.

Yep. If you compare the maintenance fee cost to stay in a room at BLT (requires higher points) or at other resorts at best it will be approx the same cost to stay at BLT and usually more.

Interesting - would've thought the wear & tear on the facilities would be similar. Any particular reason BLT is seeing more damage - built poorly, somehow more destructive clientele, design contributes to more accidents, etc? Definitely something to consider before buying BLT.

Thanks - glad I posted this question. Definitely did not include this in the math. Think we'll stick with our initial plan to add-on with OKW and stop over-analyizing it.

High usage. Plus poorer quality.
