An offer will eventually get accepted. VGC owners tend to hold tight to their number, Ive seen so many contracts just sit and sit and sit. I actually saw one listing that hasn't sold in its first week listed go up in price today

The one I offered on did go under contract it looks like (I am a couple of days late posting the offer info due to travel). I'll be curious to see if it ends up on the ROFR thread!
 
My guess….these contracts will all be above $250+ when the refurb is complete….. we shall see….
I know $230 was a real long shot. I figured it was worth taking a chance they would be looking for a quick sale. I could justify the add-on-itis on a VGC steal 🤣 (I think that's the only way my better half will go for any more points).

My personal opinion is that VGC will rise above $250 again, but probably not for for a few years (and there's some chance it will go down again in 5-10 years if Disney builds something really awesome as part of Disneyland Forward). While many of us think VGC is worth $100/pt more than VDH, I think that the majority of people will be reluctant to spend that much more upfront (especially if they haven't personally compared the experiences). However, at some point it will get harder to trade into VDH and/or people will realize it's extremely difficult to get 1bd/2bd at popular seasons even with home resort points, or people will stay there and realize they're willing to pay up for the location and convenience of VGC-- all of which would put upward pressure on VGC prices, at least until a new DLR DVC property comes along.

I got $232 a couple months back. And @AstroBlasters got 2 good prices recently. There will be a seller out there that is willing to sell for your target price. The tough part is UY and if you need a certain one. June has so many listings.

I do hope prices rise since I own there.

Probably just to have wiggle room so they can take a lower offer, and end up where they were.
 
Remember, no specific details regarding the contracts. It’s resort, listing and rejected offer.

@VGCgroupie @AstroBlasters @HyperspaceMountainPilot but have any of you ever actually had an agent come back if the seller drops the price? I always leave the door open this way and have only had it happen once (the next day). Curious to hear if others have had more success.
I think that it's as much about keeping the broker sweet as it is about the particular contract. You don't want the broker thinking - oh here comes that ****** again.

They get so many offers that I’m sure they don’t remember most people. This last one I offered with her back in May and was declined. Then I also bought one with her and I’m confident she did not remember me.
 
So question, since I’m very in-versed in real estate transactions. If a broker has a listing labeled as “full asking price only” how strict is that? Is that just company-speak to prevent offers, or is that typically from the seller?

Basically, if I were to make an offer on one of those would it be a blanket rejection?
