Long time on the ROFR thread but first time posting here. Already have too many points but like 2 BR villas and they are hard to get at BWV since all 2BR are also Lock-Off Studios

Tried for BWV, 150pt w/some banked points @ $100 and was countered at $110

Ran the IRR assuming rental at $20/pp and came out to be in the neighborhood of 8.4%
Assumptions included flat dues because on the other side I assumed flat rentals

Thinking of holding firm @$100... Thoughts?
Only you can decide if $1500 spread over 18 or so years is worth passing on the contract…

I wouldn't go any higher.

If you really really wanted the pts and its the correct amount and the right use year and fits your budget, I'd try the 'split the difference' thing.... even though im not all that thrilled with that technique. $105 is good esp with the banked pts.
 
I currently do not own at BWV but have stayed there many times with my SAP points! If I did purchase there I would need enough points for a 2 BR Villa as well for family trips. With 2042 just around the corner I could not bring myself to pay over $100 a point.

GCV, 150pts, striped until Mar 2025. $300 list, $245 offered, no counter seller was firm.
CCV, 150pts, 22-150, 23-300, 24-150, $180 list, $140 offer seller paying dues, fees & closing. , no counter
BWV, 220pts, loaded with double points for 2024. $180 list, $120 offer, seller paying dues, fees & closing, countered at $160 paying dues, fees & closing.
VB, 200pts, all points avail for 22-24. $68 list, $50 offered with seller paying dues, fees & closing. Countered for $60 buyer paying dues, fees & closing.
VB, 222pts, all points intact 23-25, $70pp listed, $50 offered seller paying dues, fees & closing. $65 counter buyer paying dues, fees & closing.
SSR 200pts, all points intact, double 2023 points. $125 list, $85 offered seller paying dues, fees & closing. Countered at $120 buyer pays dues, fees & closing.
 
I don't think what you're offering is in line with the market value. I just placed an offer on Saratoga. I tried going low but I never get anywhere. I ended up paying 97 a point a point and closing maintenance cost. I think what you're offering is just way too under market value could you get lucky possibly but chances are very very slim.

I assume you’re directing this at me. Fortunately, each offer is at the discretion at the one making the offer, based on what their individual priorities are, no other variables need be considered. Market value is an individual perspective. The seller can say no and I fully expected them to, didn’t bother me a bit. For the record I did get one accepted, so although slim, they do happen, I.e, the ROFR passed contracts with unbelievable deals being scored
 
You have to wonder if they have bought it in the last 5 years when prices were much higher and they don’t want to sell at a loss?

Alternatively, they are doing the math, figuring they can rent for a $10 a point profit for the next 15 years, and make $150 per point (ignoring the TVM and all that). We are getting to the point with the original contracts that renting makes more sense than selling if you don't need the cash.

150 VB points for a net of $50 per point. Already recouped 30% of the purchase price with 1 rented reservation. Seller paid closing, dues & fees. Another stereotype that sellers don’t pay closing and dues on current points was debunked. Seller didn’t even counter

Additionally I made an offer on OKW that was countered and I accepted. It was such a good deal, the broker sniped it from me (at least that’s my opinion). 210pts at OKW, fully loaded with 210 banked points. Offered $83, this was the counter.
de a very fair final counter of 86 per point and they are willing to pay your 2023 dues (which is honestly very rare!)

I've been offering (unsuccessfully) on SSR contracts in the $70 - $75 range but the contracts have been partially stripped and with buyer paying partial dues and closing so I think we're in the same price range overall.

Wow that's great you did very well just curious where do you rent your points out? Do you sell the points or sell a confirmed reservation?

Thank you! I’ve been looking for SAPs at VB and got just what I needed :). I rent confirmed reservations through various groups on FB. I don’t rent by the point. It helps establishing yourself as a trusted renter since there are lots of scammers.

So you make the reservations in advance or the request and you see if its available?

SAP = sleep around points, meaning points that are bought with the intention of using them somewhere other than their home resort at the 7 month mark, the most common one being SSR (Saratoga Springs Resort) due to their cheap cost per point and also low dues although that's not the case for VB

VB = Vero Beach
