Regrets?

This right here. Dues don't show up on your dashboard until after the sale closes. For those going the Chase CC route and spreading out to 2 or 3 payments, those dues don't show up until almost 3 month after purchase in some cases.
When you buy direct are the dues prorated from the purchase date to the end of the year or the UY to the end of the year?

the best strategy is wait until right before the prices go up or whatever incentives they offer expire

As above, from purchase date. Dues are assessed and paid on a calendar year basis and have no relation to UY.
 
It doesn't including dues when buying upfront? I talked to a rep last week and I swear they said we had to pay dues upfront for 2022.

You don’t get billed for dues until the contract closes and can set it up for monthly right away.

Yes, buying later in the calendar year will lessen the dues owed as those are based from purchase date.

With a Sept UY, you get 2021 points all the way up until you start your 2022 UY.

But, dues will be from date you sign. So, buying April 1st means you pay 9 months vs buying in July which means you owe 6 months.

I wonder if this will turn out to be true for VGF2 since the purchased units won't be ready for occupancy until sometime this summer.

Maybe no one will get 2021 points unless DVD sells points from VG1 or gives the buyer developer points from 2021. Thoughts?

I think the UYs will get current points for the new rooms since they should be open by summer.

So, 2022 points for Feb and , March as sales won’t start until then, April is a toss up, but think June and beyond still get 2021 points.

RIV opened in Dec 2019, and the only UY that didn’t get 2019 points were February. The rest got them.

Now if opening gets pushed back, then maybe June is a toss up too.

But any points deeded to the new rooms won’t be eligible for use until after they open. So, it does bring up an interesting case as to what they will sell to start as points for current building can be used right away and those for the new can not.

I'm confused. If you buy a September UY direct contract TODAY (February) - there are 7/12 months left until September. I thought at closing you would pay 7/12 = 58% x maintenance fees.

If Maintenance fees were $1000 for your contract, you'd pay $580. Then in September 2022, you'd owe a full $1000? You're saying that the UY has nothing to do with the amount of maintenance fees, the time left in the year does? So do you pay a larger amount then in September 2022 owe nothing until September 2023? Or how does it work?

While buying resale, the seller already paid the $1000 in September 2021. I thought that sometimes the seller wants to get reimbursed, and sometimes not?

MF's are prorated from the date you become an owner. It is based on calendar year, not UY. So, no matter what the UY is, if you buy today, you pay 11 months of 2022 MF's. It does not matter what points you are getting...some get 2021 points because they are still in their 2021 UY...Feb UY starts with 2022 points because we are now in the Feb 2022 UY. If you wait and buy August 1st direct, no matter the UY, you then pay 2022 MF's for 5 months. At that point, Feb, March, April, June and Aug UY will start with 2022 points and Sept, Oct, and Dec UY will start with 2021 points.

It is why you see people posting the notion of "double points"...that is nothing more than buying later in the UY and getting those current UY points.

Don't compare to resale because they take the approach that if you are getting the points for the current UY, you reimburse the owner, no matter when it is in the calendar year.

I have always paid MF's based on when I was buying. When I bought in summer, I only offered to pay 6 months of dues for that calendar year, regardless of points. The one time I did pay the entire year was when I not only got current UY points, but also banked points from the previous UY...then I felt paying the extra 6 months was worth it.

No regrets at all. We bought VGC direct in 2009 and added more in 2010, both for way cheap compared to how much it is now. We also added AUL in 2015. Have enjoyed going to Hawaii almost every year since then. We do not stay at VGC as often as we used to when kids were young, but we have still managed to never waste our points since purchasing. 8-)
