Regrets?

There are many loaded resale contracts and those points can be used immediately…you don’t need to wait until 2023. I’m not sure why you think you would have to pay this year with cash and wait until next year to use points.

There might be, but most contracts I see have points taken out. This is the very first thing that comes up, for example on dvcresalemarket.com:

(Notice that of the 8 contracts I initially see, not a single one has current points. Only one has points in a few days on Feb 1. For the first two, you even have less points available later this year than you should get. You don't get your full points until Dec or Aug 2023. In the last 3, you don't get ANY points until 2023. Sure, you can borrow from the future, but you shouldn't need to do that on a new contract.

If I bought any of those contracts direct, I would get all the points.

There are 'loaded' or '2x' contracts, but it's not the norm.

The first page of Polynesian ones is VERY similar. Most '21 points (the CURRENT YEAR) are 0.

Here's a list of all the current '200 pt' Polynesian resales.

Out of the 8 contracts, 4 are fully loaded, 4 are not. 1 gives you more. The $34,600 one, you can't use points until June 2023!

I'm just saying that you're guaranteed the contract be loaded with Disney, not so with resale. Some days the resales you see are much worse than I see here.

And when I click on one of these, I see a 'final price' which is always $2000-$3000 higher than what is listed there. With Disney direct, I found that it's more like $1000 additional for closing costs. I found the fine print for that which I didn't see before.

The final price you are referring to likely includes maintenance dues. When buying direct, your initial up front cost does not include dues. Just recently bought both resale and direct and this was my experience.

This right here. Most resale contract offerings are looking for the buyer to pay current year MF's or reimburse the seller if they are already paid, especially this early in the calendar year and if all current points are available for use.

Yes, if you CHOSE to buy a resale contract that isn't loaded. It's not too hard to find a contract that is loaded, though. Resale contracts come in all shapes and sizes. Your initial comment presented the situation as though it is impossible to get a loaded resale contract and that the buyer would have to wait a year to use points. That isn't true. My resale contact was loaded when I bought it...actually, it was overloaded because the previous owner had banked points that we had to use that use year before they expired. I routinely look at resale listings (was having a case of addonitis that I was able to cure, lol) and getting loaded contracts isn't hard...at all. And right now it would save you about $15,000 buying a loaded Poly 200pt contract resale versus direct.

The one "waiting" issue which is valid is that, when buying resale, it takes around 6 weeks or so to get those points in your account after you put in the initial offer. When buying direct those points are loaded into your account immediately. I weighed that when buying resale, but waiting several weeks was worth the $20k I saved on my resale contract. Like you said, some days the pickings may be slim for loaded resale contracts (if that is what you are looking for). Other days they are everywhere across the multiple sites with resale listings.

You aren't "guaranteed" that at all. If you buy an Oct UY in December, you miss out on a whole year. Heck, if you want to buy December in October, they don't always have the points.

VGF's point situation and UYs might be very complicated.
 
Just curious what other places you've found the visit that you like? I'm looking for ideas! Our go-tos have been Disney and Hawaii for years - neither of which we want to go to in the current state of things. We did the forest last year, mostly hiking. It was kinda meh. All the hikes started to look the same each day.

So these past two years we’ve tried to avoid flying. My favorite place by far was the Outer Banks. We stayed in this condo right on the water (Cape Hatteras Motel), the waves literally came up under our unit, it was amazing. We’ve also gotten completely addicted to visiting national parks, historic sites and monuments. Every single one we have visited has been really great, so we’ve done several trips where we try to collect as many sights as we can in a few days. For example we did a three-four day trip down to south western Pennsylvania, which sounds absolutely terrible, but we learned so much and had such an amazing time visiting the Allegheny National Portage Railroad museum (did you know that PA had a canal too, but there was a mountain range in the way so they had to take all the boats out of the water and haul them over the mountains?),Johnstown Flood Memorial, Friendship Hill, Fort Necessity (this is the battle that Washington is referring to in Hamilton when he says he led is men straight into a massacre), and Flight 93 memorial (very touching). But while driving around down in PA we just happened upon a park with natural water slides. We stopped, followed the signs and had an absolute blast sliding down the rocks. Just the thrill of being spontaneous and trying new things, I don’t think it really matters where you go, is what I find more enjoyable than Disney right now. In the past we’ve done a guided kayaking trip with Oars and I’m excited to do a white water rafting trip with them now that my son is big enough. We have the following Non Disney trips coming up this year:
-San Juan Puerto Rico
-Outer Banks (This time just to relax)
-Saint Lucia
-Southern Florida National Parks including Everglades, Biscayne Bay, Tortuga Island, and one other I can’t remember.
-Gulf Coast National Seashore + Mammoth Caves road trip
Hope this gives you some ideas.
Also spent nearly three weeks in Maine, which was also nice.

For 200 points, Poly resale is about $40,000 and Poly direct is $48,000. Resale adds another $2000 worth of fees, direct does not. Plus direct gives you a loaded contract. Many resales can’t be used until 2023 as the points from 2021 and 2022 have been used already. Sometimes even some 2023 points have been used.

If you’re taking a vacation in 2022, a loaded direct DVC contract will allow you to take a double-points vacation with your contract this year. Buying resale, you'll have to pay this year with cash, then next year be able to use your DVC.
Most of this isn’t right. Your own screen shots show that a 200 point resale Poly is asking $33,600, with 2022 points fully in tact, not $40,000.

I wrote that just after I saw a screen with two 200-point Poly resales going for $39,000 and $40,000. I see now, looking at other sites, that most of them are around $35,000.

This is at dvcstore.com, so it IS true that some resales are going for around $40K.

Agreed, I think the ROFR thread is a better gauge of what people are paying than looking at listings. People can ask for whatever they want, doesn’t mean they’ll get it
 
No regrets for buying in to DVC at all except I wish we'd done it earlier and bought more points!
We have 100 SSR points (bought in 2007) and 50 BWV points (bought in 2009) which have been enough for us to go every other year up to now (usually studio or 1 bed sometimes)
We stayed at SSR a couple of months ago and loved the refurbished rooms but we don't drive and found having to wait for busses to be irritating this time. As we now have small grandchildren we want to stay in larger villas and be a walk away from the parks rather than relying on busses so are in the process of buying another 150 BWV points and hopefully a small BLT contract - and we'll sell our SSR points when we've done this.

I'm a supporter of resale, but the ROFR thread can be very skewed. It's just one piece of information for an informed buyer. If you check out the average resale prices on the board sponsor's blog, it's always higher than the ROFR submissions. People who get a good deal want other people to know about it. 😁 There's a lot of good information there (especially regarding wait times), but I wouldn't solely rely on it. There are bargain shoppers in that thread that are on their 3rd or 4th contract submission this year. More power to them, but most people aren't going to deal with that.

I would bet most people pay list price (or slightly under) for their resale contracts.

Back to the topic, no regrets here. Should have purchased earlier, should have purchased a larger contract (with lower PPP) and now I want a home resort with larger rooms. Can DVD expand Poly Villas to 1 and 2 bedrooms next? Tear down the luau (it'll never come back under Chapek anyway)! Whatever you have to do. 😁

It doesn't including dues when buying upfront? I talked to a rep last week and I swear they said we had to pay dues upfront for 2022.

For direct, I paid with my credit card upfront only for the cost to buy the points. Then it took them several weeks for my dues to show up in my dashboard. For resale, you would need to include payment for dues, depending on time of year you are buying.
 
For us I have no regrets about buying dvc but do regret buying direct instead of resale. We could have saved significant amount or bought decent chunk more of points for same cost and benefits have been gutted beyond belief lately. I honestly cant think of a single direct benefit that stands out. With disappearance of moonlight magic and pause of annual pass sales the only benefit we use is discount on food and merch which seems to be included free with several other discounts.

This right here. Dues don't show up on your dashboard until after the sale closes. For those going the Chase CC route and spreading out to 2 or 3 payments, those dues don't show up until almost 3 months after purchase in some cases.
