Recommended AirBnB hosts?

We are coming back to Disneyland in November 2017 and bringing another family with us. We introduced them to WDW in 2016 and have convinced them to come see California now too! Coming from Canada, we are looking to stay for a week and do non-Disney things during our stay as well.

At WDW, we shared a suite and it worked really well. Looking at what is available on AirBnB, I think we will rent a whole house. We need three bedrooms - one for each couple and one for the kids (ages 12, 11, and 8). Two bathrooms preferred, three is ideal. Does anyone have experience with a particular host they would recommend? I see a lot that are within walking distance. This would obviously be ideal, but we will also have a car.
 
Alas, by December of 2017, there will be very little available in the VRBO market, as Anaheim has outlawed the practice in Residential Zoned areas of the city, and many are being closed/converted/sold before the deadline in early 2018.

I would look at the Time Shares, such as World Mark and Dolphins Cove, or a place like a Residence Inn that offers multiple bedrooms.

If you want to still rent a house, look at Garden Grove, Buena Park, Stanton. Orange and Fullerton, since those cities still allow STR's (Short Term Rentals)
 
That is interesting! Thanks for the heads-up. There are multiple homes available right now within walking distance that meet our needs available for our desired dates. You think if we booked one of those that we would be at risk of being cancelled on?

YES, many houses are already on the market, and some never got the proper permits and paying taxes, if they are found out now, they get a shut down notice, and if they fail to reply, the city cuts of the power and water (the city runs the utilities).
 

Many hosts will list or rent their homes right up to the deadline, hoping that some compromise will be made. If you're worried about the home being hold, you may want to make a backup reservation at a local hotel or motel that can be canceled.

As someone who has been following this and many other issues with the Anaheim City Council and Planning Commission, and since I live in Anaheim and have a large STR right across for me, I can tell you that folks are selling or converting to long term rentals, based on what many Real Estate Agents are saying. The city is dealing with an issue in regards to a special extension filing, and some owners are waiting to file those, but it is clear that the STR owners have come to the conclusion that there will be no compromise, especially with the new makeup of the city council, where they want the long term rentals, and not short term. (aka the People's Council).

The city has added special staff to investigate STR's to make sure they have a permit, and following the tougher rules. Some STR owners stopped renting when the new rules came out earlier this year, since they decided that it wasn't worth it financially, especially the larger houses that need a fire sprinkler system.

As stated, there are nearby cities that still allow them, and some that are banning them. In Orange County, Newport Beach (Balboa Peninsula) is known to be STR friendly, while Laguna Beach is banning them, or more precisely, severely restricting them with major rules of operation.

Really? Because after Airbnb and HomeAway sued them this summer, they announced that they wouldn't enforce the penalties for permitted owners back in August. While I'm sure some are selling or looking for long term renters, if short term rentals are more profitable, many will continue to the deadline. Unless property values start to fall, I guess.
 
NO, when AirBNB sued, the only regulation was dropped was that they would not go after AirBNB for advertising a House that was not properly regulated. This is common in AirBNB lawsuits Nationwide, they sue under the First Amendment laws, and has nothing to do with the regulations in regards to zoning.

The city is going after the properties, especially those operating illegally now, and is enforcing the rules that went into effect yesterday (link above).

So many folks now have stopped using AirBNB and other similar services, as it is "Buyer Beware" and that an advertised property could be operating illegally.

We are staying in a STR found on VRBO next month(www.mrousetownhouse.com)! I thought was still allowed until next year(2018)??? Should I be worried about this now??? Please advise!!!

I think that in the short term, you will see inventory going down and down each week. And if a violation occurs between now and then by a prior guest, well, the STR owner might decide to shut down.

I would look at getting a back up plan, such as a refundable Extended Stay Hotel option. Also see if there is some sort of insurance on your deposit and payment for the STR, such as using a credit card to pay them.

But by this summer, I expect very few that can be found in the city of Anaheim, and those who want to use a STR will need to look at other cities, or book a Time Share or get an Extended Stay Hotel Suite, plenty of those near Disneyland.

Just out of curiosity (and sort of OT), how do you think this is going to affect the summer rental market and prices in Newport? If the ban in Anaheim causes people to look for STRs in nearby areas I'm thinking it could really affect prices and availability.

Growing up in So Cal, we used to spend weeks in the summer at a rental house in Newport when I was growing up. Obvs as I was a kid/teen I didn't pay attention to what my parents paid, but when I checked a few years ago thinking it would be fun to 're-live' the experience with my own family plus build in a few days at DL the prices really shocked me!! My mother said that it was much cheaper back in the '60s - early '80s (even after we adjusted to today's dollars).

Thanks for the info! I do have reservations at DI&S on Harbor that I made before booking this place when I found out my parents were going to join us on this trip that I haven't cancelled yet...
It's too bad that there will be no more STR. :( For me, with 6 kids as a family of 8 it is so much more economical & nice to have all that extra living space found in a STR. Do you know of many places ie timeshares or extended stay hotels near Dland that would accomodate a large family like mine? :) Thanks again for all the info Darkbeer1!
 
I think that the Laguna Beach STR ban will have more impact on Newport Beach/Balboa Peninsula than Anaheim. Most Anaheim Folks want to be close to the parks.

I would look at World Mark and Dolphin's Cove for Time Shares, and the Residence Inn Chain, there is a large Suite at the one on Clementine, and the newer Hotels should have a few large opnes, or maybe the combo of rooms with an inner doorway. Guess it is time to work on a list of "large" commercial properties that are available in the area...
