Reassurance about Fidelity please! Final update page 8--we are in!

Well, I am with Fidelity presently. I received the closing documents same day as you, may 27. I filled and fax everything and send payment the same day.

Just received an email to-day from the closing cie telling me that closing is done and documents have been send to Disney and points should be in my account soon. Like you mentionned, it depends on the seller too. I guess, mine was looking forward to get his money !!! :yay:

Everything went very smooth, from the beggining to the end (I take for granted that Disney will not let me down on that smooth sailing contract ! ) .

Out of curiosity, when was your contract submitted for ROFR? I'm SO READY to make some reservations that I think my head will explode! :headache: I need to get some banked points on the books FAST before they expire.

I already closed ! I just received an email from the closing company telling me that closing was done, papers were sent to Disney and the points should be available within 3 days !!! Well, if Disney people are not too busy...

I sure hope I get marie1981's experience rather than hauntedcity's. Went to ROFR today, maybe I'll get it back in 3 business days like someone else who just posted on the ROFR thread.

I probably just got caught up in the post-3/20 craziness, unfortunately. I just checked with the title company, and they are still waiting on the seller to return signed documents, so that's not on Fidelity at all.
 
We also used Fidelity but all our problems were with the sellers being lazy or forgetful. So far the sellers cost us 18 days wasted because of not sending papers back in a timely manner. On the closing docs they just sent back :mad:they missed having the witnesses sign the docs so now we are waiting again.

Got a call at noon today from the closing co saying the sellers are now going to use another notary do redo the closing docs. I guess the sellers couldn't read the bold print about having 2 witnesses ( NOT 1 signing twice) and the 1st notary didn't catch it. Not the notary's fault I blame the seller for not reading the contracts a few times over to make sure it's done right. And now they are not going to overnight them , just using snail mail. I guess I can just about kiss 150 pts googbye .

Anyone that reads this PLEASE if you buy resale make sure you put something in the contract about closing by a certain date or you will cancel.

I ask what I lose if I cancel now and I will lose my deposit and pay the commission. :rolleyes:
 
paults - sorry to here it is going so slow, but as a buyer and seller I used snail mail and mailed everything from Ct. the closing company had the docs on both occasions on the 3rd day after mailing. The following day we closed.
 
Well, I hadn't posted back on this thread in a while, as we did get a contract we liked---went to ROFR on May 11 and found out we passed around 2 weeks later(I'm fuzzy on my dates). We received our closing documents last Saturday( I think--with the holiday my days are all messed up), and I FedEx'd my final payment yesterday and I will hopefully be able to give updates soon!I still am worried something will go wrong---and I was very nervous dropping that package in the FedEx drop box(we don't have a location close to me--that much money is hard to just drop in)!! And now I am also worried because I don't remember seeing anything about having to have a notary and what I'm reading from you others it sounds like I should have.....Dh and I both read through all the documents twice and I didn't see anything about a notary.....

I've bought 2 resale contracts and I didn't have to get anything notarized on either one.

I didn't use Fidelity, so I don't know if that makes a difference.
 
We just completed a resale as buyers with Fidelity and did not have to have anything notarized. Congrats on your add-on!

I'm actually financing a portion of the purchase (which I should have paid off in a year). I think the mortgage document is the only thing which had to be notarized.

Fidelity has a 7 day limit on items to be returned. You need to be very aggressive about this. There is no reason you should lose because the sellers did not care enough to do it correctly. And i assure you sending it back not signing correctly was intentional. They probably did not have anybody there to witness the signature so they did not worry about it. Call them back and be aggressive. Besides losing the 150pts means the original contract is now wrong....

type their last name under "Grantor" and then look for a deed at the location you are buying at.

Then open it to make sure it is the correct number of points. This will give you their first and last names and if notarized can also give you their home state and country.

Go back to the main search page and redo the search using the first and last name and make sure there are no liens or foreclosures.

It will take a while to do this but with a little patience you can find out a lot of information. Liens, foreclosures, other places they own, their loan information etc...

When i did my resale purchase i was having lack of performance issues with the seller and agent. So i called the seller on the phone... :scared1: You should have seen how fast the paperwork was turned around after that... :lmao: They actually were very nice people, luckily. I think they appreciated us putting the fire under the agent. The faster they sell the fewer loan payments they need to make...

don't mind them using snail mail but they already screwed up twice using snil mail . It's their fault if I can't use this pts by closing late. They could have at least did over nt. They now have cost me 23 days because of their not reading the docs right. I gave them full price and they did nothing but slow the process down.

Lets hope next wk is better news.

If you have a mortgage agreement you do and my docs went right back but the sellers waited over a wk. This contract was on sale for a long time when I took it. You would think the sellers would just get it done.:goodvibes

It is frustrating, I know. When we bought our last resale Fidelity told me that they had to mail the original sales documents via snail mail when they could easily be e-mailed to sellers. I too would think as a seller you would want to get everything done. I am assuming sellers have nothing to gain ($) from the sale and they just don't care which is crappy! Sending pixie dust everything else will run smooth.

I suspect this is the case also. We have seen a couple cases were difficult purchases ended in foreclosure or brake even for the sellers. Paults definably has more patience then i do. I would have moved onto another contract long ago. I know when i bought i specifically asked how much they needed to cover the loan and that was the amount they were asking for, so we also paid asking price. Good luck, it has to end at some point...
