Now I understand your previous question. Don't buy points now to rent. Renting isn't all the easy and can be complicated. Unless you have a wealth of people you know who will want to rent from you at the start. There are a few horror stories out there. And you might have to fire sale them if you don't get takers for your points. Or lose them.
Only buy the points you can actually use. And any offer to make to a seller, they can counter. So if they don't like your request for them to pay dues/fees, they can counter with asking you to pay all the dues/fees. They could ask you to pay the commission to the selling agent - that's usually about 10% of the sale price.
