I think you would have more luck by offering the buyer a bonus.
 
I know it is ok in our state-it is done frequently. Laws in your state may be different. Often it is offered as an extra percentage of the commission-the selling agent will list that if the property is sold and closed by such and such a date the selling agent gets 4% vs 3% of the commission (which is usually about 6% here). Sometimes you see a flat dollar amount, $2000 bonus for selling and CLOSING by such and such a date. CLOSING being the important term.
 
You can offer whatever you want as incentive.

My agent got a 2000 bonus from the house we are in, it was extra percentage on the commission. :thumbsup2
 

yes, we did that.....our agent listed a bonus to any agent that made a sale.
It showed in the listing that all agents had access too, but not to the public looking up the house.

For us, didn't make a difference. Only one showing in that 3 months. And our house never did sell, but it was worth a shot.
