DD said no thanks and dosnt even want to counter because she's afraid that they seller will refuse to make any repairs a home inspection uncovers. DD would be out $1,3,000 + for the inpesctor, radon testing and lawyer.
I would make an offer that had the seller pay for the inspections and structure it so that the offer is null if they seller refuses to make the repairs. No money risked there.
I am no real estate expert, but in selling my MIL and my parents house, there were code violations uncovered by the buyers inspector that legally I had no option on. I had to fix them, even though one was an "As Is" sale.
