Ready to buy- need the right contract!

We are ready to buy, but we only need 30 points, (planning on going every other year) and now there aren't any contracts available. At least not at TTS- We wanted to buy at HH or Vero Beach, b/c the points cost less, but we would take OKW or BWV. My question is, is there any way to seek out a seller and take care of it ourselves (not sure how that would work)? Are tehre other reputable agencies that handle DVS resales? Or should we just wait?
Also, (off topic) I see people have already bought at AKV but I didn't think those were open yet. Are they available for reservations? just curious.

Call the TTS and get on their list for the number of points you need. Many small contracts are sold before they are ever listed. BUT, my advice would be to buy at least 60 points right off the bat. Most of us here find that once we become DVC members, we want to go more often! :thumbsup2
 
I did talk to the people at TTS and I am on their e-mail list. Although I think I told them that we only wanted HH, so I should call them back and tell them what I've jsut told all of you. Now that we're 100percent ready to buy, I want it to happen right away.
I agree with you about the 60points, but DH isn't ready for that yet. First of all, his family lives in eastern Europe, and he still thinks we are going to go there every other year:laughing: But anyway... He also gets a huge employee discount at the hotel he works for, so we can stay at a 4star hotel for about $30- $40 a night. I reminded him that he probably wont work there forever and that as nice as (the other hotel) is- it's just not the same as Disney! So 30 points is our compromise. He DID tell me however, that we would START with 30 points, and buy more later if we need them. :banana:
He's no match for me- we are going this fall, (hopefully with our new DVC points) and that's when I'll hit him up for those extra points :stir:
 
International GMAC lists a 30 pt contract at BCV on the www timesharesonly .com website (I can't post the actual link because I don't have enough posts yet). I don't know if it is still available- I called a few days ago about a 25 point contract they had listed and it wasn't, but they did say they try to keep the lists updated, and they put me on a waiting list to call me when one came up.
 

AKV is currently being sold but is restricted to current members only. Sales to the general public begin March 5th, but that date is subject to change.

AKV opens on Sep 1, 2007. That's phase I only. Phase II doesn't open until 2009.

While the general public may buy points beginning in march, those will be for the phase II resort and will be 2008 points (usable in 2009) only.

If you're looking for HH be sure that's what you want. The contract there expires in 2042, along with BCV, BWV, OKW, SSR, VB and VWL. (SSR expires in 2054, and AKV expires in 2057)

Also maintenance fees at HH are higher, so any savings you get now could disappear over the years.

I see you're in SC. If you plan on staying at HH during the summer, it's definitely best to purchase there. If you purchase at a different resort it may not be possible to get HH at the 7-month reservation window for the popular summer months.
 
confused about the in'l gmac site- they had a hiltonhead listing for 50pts for $3,250- if my math is right, thats $65 per point. Would that stand any chance of passing rofr? They have another 40pt contract for $3,160- which is $79 per point- that seems a little high. What's with the inconsistencies?
 
another question, this might be really stupid, but
if I saw a listing for someone with like, 210 points at $80 per point (whichever location) do you know if anyone would allow me to make an offer for just 30 points but for $83/point? I know most sellers wouldn't want to break up their points, but they would still have $180 points to sell, and now they are getting a little more per point... Just a thought. Not sure if a broker would make that offer for us.

Contracts cannot be split into smaller contracts. They have to be sold as they were purchased. The reason smaller point contracts are available is that they were add ons to someone's original contract and can be sold on their own. It is possible to do add ons in any amount over 25 points which is why you see different point amounts out there.

The only stupid question is the one that is not asked.

Congratulations!!! We send our paper work in on Monday and let me just say that I share in your trepidation! I go from being thrilled, to thinking "what have we just done!?!?". I know it is just because of the negativity I've heard my whole life surrounding timeshares in general. But, I just keep checking and posting on this board though to learn how I'll get the most out of my purchase and it keeps me thinking about the positives!! Do what feels right and don't regret it!

We talked about it ten million times though and we decided we were ready to buy, but still... I hope he doesn't feel left out.
I am also nervous because I hope it will pass ROFR! I think we should have no problem- its HH at $79/point but its a small contract so I was afraid to offer less and have the seller not accept, or have it not pass ROFR. Besides the difference was only $120 more than I expected to pay at $76/point, so I thought that was worth the risk of it not passing. The best part is there are 80 points available right now!:yay:

I think that is a great deal PottersMom. Any contract that comes with points is a good one.

I spent 3-4 months agonizing over the decision, although hubby was 95% sold from day one. What finally did it for us was renting points. After our stay we were both 100% sure that this is what we want.

Holding out for exactly 30 pts might be tough. You should consider opening yourself up to as many at 50-60 pts if you truly want to buy in. If you want WDW, buying at HH or VB is not worth the minor savings on this size contract. As for resale listings, if you see one that has add ons with it that fit your needs, you can and should inquire about it though as noted, you can't simply break up a contract.
 
We put the deposit down on a 40point contract at HH. I think this is the perfect # of points for us- for now. We NEVER vacation during the busy times b/c work just doesn't allow it. Also, we usually only have enough time for a 5 or 6 night trip. I'm blocked around the holidays and DH is blocked through the summer, plus we are 90% certain that we are going to the Czech Rep. in '08. So no Disney next year :( It will be nice to have the extra booking window at HH b/c sometimes my parents come down for Christmas, (b/c we can't go home) so I am really happy to let them use our points and stay at the HH resort if they come down.
DH was fine that I put the deposit down on this contract. He is espescially pleased that we will start off with 80points to use for our trip in the fall if all goes well. We aren't picky about where we stay, 1BR or studio so I don't think we'll have too much trouble using our points if and when we get them. We still have DH employee discount from Crowne Plaza, so if we can only use points for so many days of our trip, we can still stay there for the rest of it. I'm so excited! It's hard not to start planning- I know nothing is final- but i keep thinking... we could do this, or we could do this, or maybe do that...
