Ready to book, now what

After nearly 2 months of searching I have found a house and a backup house, just in case. I want to check the property records before paying any money. Is it normal for a seller to have you pay the deposite first then send you the rental agreement? I have heard this from 3 different sells and they are all from the UK, if that makes a difference. To me it seems like I would tell the I want to book, they would send me a rental agreement, then I would pay the deposit and send them the signed rental agreement. They don't want to give me the actuall address before I pay the deposite and receive the rental agreement. Is there anything eles I need to do before booking? Does any one have information about Palm Key Village you would like to pass on.
 
hmmm, seems fishy to me. My only experience with renting is with VRBO. I have rented many rental properties through them, but only in the US. Once I have contacted the owner stating I wanted to rent, they emailed me a rental agreement. I would then sign the agreement and mail back the form with a personal check. Most renters are very willing to answer any question you might have. It seems weird that an owner would not give the address to a potential renter, not to mention needing a deposit without a contract.
 
I have been looking on VRBO, Homeaway, and Flipkey. The house I have found are on both VRBO and Homeaway. I new the whole pay first sign later thing just couldn't be right. Both seller have good reviews on more then one property. I think I'm going to kep searching. Thanks you for your responces.
