A lot of people do this with trusts, and there are other structures to do this as well. I would never own real estate with someone I am not married to, especially outside my home state.

I would either wait until the marriage or put the contract under a corporate entity or trust. There are many options, and I would care about your exit strategy as well.

This is a five figure, multi-state real estate transaction, and you are using words you do not understand. It is time to talk to a local lawyer before you do this.

Thank you again for this input. Our local attorney is in the midst of multiple contracts for us. I was not asking for anyone’s opinion on adding him. I was asking for the process. I am very much aware that this is a five figure transaction.

OP, congratulations on the upcoming marriage & on adding on w/ DVC!

This brings up an interesting point. I plan on buying DVC solely however, eventually it will pass on to my children. Should I or can I add them on the deed now and avoid complications at probate after my passing?

I chose to have my adult son on title for my contracts when I bought them for a couple of reasons. First, he’s my only child, so I titled it so that it would automatically pass to him. He did have to sign all of the paperwork associated w/ my purchases. Second, since he doesn’t live with me if I hadn’t included him he & his household wouldn’t have gotten any member benefits, w/ him on the deed he, his wife & any children (if he ever has any ) qualify for things like discount APs.

Congratulations on your upcoming marriage and DVC purchases! Exciting times. I may have missed it above but another reason to wait until you are married is that signing over a portion of your contract is a gift. Gifts to spouses are tax exempt but gifts over $15,000/year to non-spouse have tax consequences.

I just wanted to follow this up for those who are looking for an answer. The addition of my fiancé was simple. The quitclaim deed was completed and filed and that was it. I’m now waiting for Disney to add him officially to the membership with the paperwork we have submitted.

Because I had the Hyatt/MetLife legal plan, I was able to find an attorney to do this for me for the cost of the deed fees (approximately 37.50).

To address the input that was provider about oats of giving to a spouse. There was no gift. It was adding him to the deed so our membership would have all the contracts we are purchasing under my original membership.

I did not ask for advice regarding adding someone I was not married to but as people feel the need, this too was commented on. Of all the purchases and planning we have with our marriage in July and with our personal stories not known, that was bold and honestly a bit rude. We are a Christian couple with God at the center of our relationship and plans. Iyield to
