Questions on point rental

Where can I find information on how point rental works? I am looking for details on what to expect as far as payment schedules and cancellation policies.

Also, it was recommended to me to arrange for my rental prior to the 11 month mark for my trip as to allow for the best chance to get our request. How long before that should I start looking for a member to rent the points?

If I want to rent a 2-bed and a studio for the same dates in one transaction, would they be located close to each other or do we risk being placed across the resort from each other?

Welcome to DVC--most people don't rent way in advance, because we might want to use the points ourselves! Most people are working a few months out. I f you are avoiding major holidays, you should not have too much trouble. I rented my points two weeks ago to about a dozen people, and all were vacationing in the fall, which works fine for me. Usually, BWV standard view rooms are impossible to get, except at the 11 month window, but if you aren't that picky, you should get what you want. The only caution is that fall is a busy time for DVC, especially during Food and Wine--things are pretty much sold out now. If you have further ?? feel free to email me.;)
 
I can't speak for others but I usually request 25% up front and the remainder at 90 days out, non refundable. If you want a hard to get unit or time of the year, 11 months is preferable. Things I'd put in this caterory include any standard view BWV unit, any December WDW option, any 3 BR unit and HH mid June to late August. One might also be concerned about summer at WDW and winter at VB.
 

Thanks for the help. We are looking at the first week of December at BWV so several people said that I should start looking for renters by Thanksgiving of this year.

Dean, is just the 75% due 90 days out non-refundable on your transactions? If I had to cancel 100 days out, would I be able to get the 25% deposit back?

I read the FAQs earlier, but just felt like I wasn't fully understanding the process. Thanks, Dean, for giving me an example of how you do things.

No, it's all nonrefundable. Truthfully once committed, one is supposed to pay the entire thing no matter what but obviously it would be hard to enforce if they hadn't paid the rest. Those are my terms, others are similar, some are different.

For December, 2004, I'd agree to start by November to find a prospect or 2, especially if you'r interested in a standard view. Good luck.
 
Just to give you a different perspective on rental transactions; I just rented out points for next year because I am going on a Disney Cruise instead of WDW. My terms were 50% deposit and 50% due 60 days out. All non-refundable because I am committing my points to the reservation that I could otherwise bank.
 
I think point rental is really up to the DVC member. Personally, I have little kids and our plans do change. So I understand people may cancel due to personal reasons. As long as I feel they entered into the rental with good faith to go, I allow my renters to cancel and get full refund as long as it is 60 days before the check-in date and afterwards, I assess $ 1 per point penalty for the 30-60 day period and $2 per point if it were within 30 days.

Except for New Year's Eve, early December is the most difficult time to get a room at BWV.

Be sure to ask the owner if he/she is willing to call day by day for your reservation and also if they would be willing to tie up points on the waitlist if everything you want isn't available when they call for the reservation. You may have to look harder for someone to do this. Not all owners will be willing to call day by day or hold points for you in hopes that the waitlist will come through. I'm not saying that you won't find anyone, just suggesting you find a BWV owner who is willing to do the extra work to get the "hard to get" reservation you want. Be prepared to pay more than the average going price for this reservation.


Calling day by day is absolutely necessary if you want a standard view room in early December and strongly advised if you are going for a preferred view.

Again, this time of the year at BWV is very popular and there is loads of competition for those rooms. We go every year at that time, and I for one will be calling for my dates the instant the 11 month window opens. There are seveal others who post here that are planning to do the same.
