Questions from a non-DVC Member

I'm not a member of DVC but looking at renting a Beach Club 2 BR villas for a large family trip next year. Can I do better renting from a member or booking direct from Disney? I'm not very familiar with how it all works. I'm a frequent Disney visitor but I have never stayed in a DVC property before.

Prices and terms are set between you and an individual. DVC members use "points" to "pay" for the villas. It's become the custom on this board to charge "per point" for the reservation. Generally, $10 is the lowest you will find (unless someone is desperate to unload expiring points).

Like WDW resorts, the villas "cost" different amounts at different times of the year. However, DVC seasons are different than WDW resort seasons. Also, DVC members pay quite a bit more to book Friday and Saturday nights. The amount of weekend nights can make the difference between a Disney deal and a rental less signficant. However, sometimes a person will give you a reduced "per point" rate for the weekend. (This is why I think it would actually be better to just price a vacation rather than concerning a non-member with worrying about points.)

Renting from a member means you are treated as a member and will get limited housekeeping. If you want daily maid service, you have to pay for it. If you rent from Disney it's just like staying at any other Disney resort.

Also, because it's an agreement between individuals, you have to establish trust and lay out the cancellation policy. Generally, it's a non-refundable transaction although most members will try to reschedule if you have to cancel. However, a member has restrictions too and can't guarantee they can get future dates for you.

You might want to get the best price from Disney and book it. You could then explore renting and compare the pricing. If it makes sense to you, cancel the Disney reservation and go with the rental.

You can find a DVC points calculator at the top of this page. I think the 2005 points are still estimates. We can also try to give you an idea of the number of points you'd need if you want to share resort choice and time of year.

A nice thing about renting points from a member is that you don't have to pay that 11% or 12% sales tax that you will on top of the price you pay to Disney. That can make a significant difference in total price.

Then where have you been staying?

Have you considered buying into DVC yourself? Whatever amount of money you will be spending to rent points would likely be more than adequate to put a down payment on your own set of points and start staying in the best accommodations on-site.
 

Lets assume you stay 1 week, in a lower season. This would cost 282 points for a 2 bedroom at BCV($2820).

The rack rate for a 2 bedroom is $545 per night for a week cost of $3920. Assume you end up getting 30% off , then you pay $2744 plus tax, or around $3050 with tax.

Now if you wanted to stay a couple more weekday days, or not on the weekends, or just one weekend day, you can save some decent money as you are looking at a cost of 24 points per day on weekdays.

And $2820 would make a nice little dent in your own DVC purchase.
 
That would have paid for almost half of the resale I have in ROFR! We're only buying 100 points - but with the banked points we will be able to stay a full 7 nights this vacation with no trouble at all. We'll get 100 points every year, and can bank (save) them and go every 2 years and stay in a beautiful 1 bdrm villa. So even if you don't go as much as some DVC-ers - it can still work out great. As far as renting - There is a rental discussion board here as well - you may be able to get a feel for some of the renters' terms, prices, et cetera. Good luck and have a nice vacation!

count me in as someone who thinks renting points as the best option....the rates are reasonable right now, and if you shop around a bit, you may get a deal
