Questions concerning buying resale

We are current DVC members and are looking at buying additional points via the resale market. A couple of questions.

1. When buying a contract with a DEC use year, with all points coming on at 12-1-09 and no points currently available from 08, what is the appropriate offer concering MF's. Should one expect the seller to pay 2009 MF, which were assessed in Jan, or how is that usually figured?

2. Since we are looking at adding on at a different resort and with a different use year than we currently have, we understand that we would have two seperate contracts. (We are looking at this to give us some flexibility in going at different times of the year than we currently do.) However, if we want to use points for DCL or Adventures by Disney, or RCI can points be used from both contracts to book any of these?

Since MFs are based on calendar year perhaps the seller will consider not asking you to cover 2009 MFs on a contract with December Use Year if you aren't getting Dec 2008 UY points (which would be usable 12/1/2008-11/30/2009 which is nearly entire 2009 calendar year less 1 month) or maybe the seller would divide cost of 2009 MF by 12 and want you to pay for just month of December 2009 (when the 2009 UY allotment of points becomes available to you).

Not 100% sure on your second question because I've never used points outside of DVC resorts but I would think that if you transfer points from contract A to contract B you could use the points from both contracts for RCI, etc.

I would include any expectations regarding annual fees when you make an offer - some sellers expect that the buyer will pay the current year's dues even though there are no points until December, so protect yourself by making that clear via the offer.

MS will assist on combining points from different contracts. Some members just transfer points from one contract into the other, but MS is able to deal with situations on a case-by-case basis.

Don't forget you will also be paying closing costs and sellers fees, what ever those might be when you buy aresale.

I would recommend that you think twice about a second UY. It has caused us nothing but problems and defiantly creates more work for us. If the resale market wasn't so soft right now, we would have sold all of our second UY contracts.
