Questions about Windsor Hills and Dave Robinsonunits

Does anyone have a particular unit they like better? I'm looking at 2 bedrooms

Do any of the units have sleeper sofas? I couldn't find it mentioned, but the 2bdrm units say "sleep 6"


Am I reading that right, if you cancel 60 days before reservation you'll get all your money refunded?


I'm thinking of going ahead and booking even though it is so far out because I want to make sure I get one at his $299 rate (although weird thing is when I try to book any of those rates, per this page http://www.vacationcentralflorida.com/clickhereforrates.html , it shows for way more than the rates stated???)
 
We've stayed in one of their 2 br units and one of the 3 br. It's been a couple of years tho so I don't recall exactly which ones. We have booked with them before and had to cancel after paying the deposit. Got our refund as promised.

I believe all their units have sleeper sofas.

As for the rates, you'll have to actually start the booking process to see for sure what your rate will be. But you do get the total before the final click to actually book the unit.

We had pretty good luck with their condos. Based on our 2 stays, what you see in the pictures is pretty much what you get. We've stayed places with nicer, sturdier furniture but theirs was comfy enough. There will be some variation between units in things like quality of the furniture, how many dishes and towels and such. This is because the units are all owned by different people. Dave has a few but the rest belong to others in his group.

I emailed him a few weeks back and asked why when I go in to book it shows me a higher rate, he just replied with
"Yes the $299 rates in 2012 will be same as 2011.... Mostly mid august til Christmas.
Sure we rent longer. Just book online! "

I just now went in and filled out all the info until I got to the credit info and didn't go any further it was still showing a much higher rate, and I'm not doing a holiday week or anything, I tried Dec1-8 and Nov the first couple of weeks.....hmmmmm might have to email him again :confused3
 
No, Dave doesn't own all the units himself. If you click on the Robinson Properties Info link on their website, you'll find some info about the other owners. When you initially book online, you will get an automated response from Dave. He will then pass your booking info on to the owner of the unit you've chosen. They will email the paperwork to you and set up payment arrangements.

I don't have any info on the $299 rate - I've gotten some emails about it but I've been deleting them cause we're not going anytime soon. My experience has been that you have to wait till closer to your trip to get the lower rates tho. And I don't just mean the last minute specials. For instance, the rates page of their website shows the 2 bedroom rate for August 10 - 31 to be $299. But if you try to book for, say, Aug 18-25 of next year, the rate is much higher - $699. And of course that doesn't include taxes and the cleaning fee. Don't know why they have it set up that way. But if it were me, I'd just wait till later to book. If you're willing to book at that rate, why would they lower it later? I would check back after the first of the year and see if they've listed their 2012 rates on the rates page. You may come out better that way.
