Questions about (gasp!) selling

We have two contracts and have pretty much decided over the weekend to sell the smaller one. It is only 50 points at WLV. I looked on the timshare store web site and it looks like we will have to pay comission (does anyone know the standard % they take), transfer fee and closing costs. Who sets the price per point? Do I? Is it worth selling such a small contract when I have to pay all of those fees or are closing costs a % of the sale as well? Are there other sources to sell to as well or is the timeshare store the best one to sell DVC through. Any help would be appreciated

thanks, Marley

I think closing costs are the expense of the buyer. You set the terms like maintanence fees paid by you or them and price per point.

Go to ebay and look at what those contracts are selling for! You will be amazed.

I was just going to recommend that as well (if you are an experienced ebayer).

I wish I had more info about selling to share with you, but call Timeshare Store and I am SURE they will give you details without being high pressure from their end for you to sell with them. Everything I have seen about them says excellent cust service.

I think (but am not sure) that the realtors fees paid by the seller are around 10%. Could be a little less, or a little more with a real small contract like that.

Also, there is a $200 DVC transfer fee which the seller pays, but I imagine you have to pay that no matter how you sell - I don't think that is a realtor's fee; I'm pretty sure that goes to DVC.

There are four Ebay auctions expiring tomorrow and we're all waiting breathlessly to see what they bring. The last one was $120+ per point, which is just ludicrous! Auctions apparently just make people nuts.

As the buyer of 50 VWL points in January, we paid $400 in closing costs, as well as the fees to DVC for the year.

We sold one of our contracts last year and paid 10%. We used a broker that is not a sponsor of this site so I can't type the name.

The entire process was quick and painless.

It seems like your contract would go pretty fast.

The buyer paid the closing costs.

thank you all for your responses. I can't believe the contracts going on Ebay!! I am used to using it but would never have thought to put my contact on that. Wouldn't Disney be able to use ROFR on them if they went for a ridiculously high price? Guess I will call the Timeshare store since they are not high pressure and get information. I know the smaller contracts seem to go fast so I wanted as much information as possibly before letting it go. Thanks again, Marley

Even if Disney did the RoFR on a contract that sold for 120 dollars a point, that is what they would have to pay you, the seller, I think that is worth the trouble IMHO.

From what I see smaller contracts go faster and have a premium price!
