Questions about DVC renting..

I posted on the wrong thread, but I was asking questions about renting DVC points and how it works. I did get the answers but if anyone else could advise..We would love to stay on site in a bigger room 1BR and renting points maybe be a doable option..
 
You can read the rent trade board ads to see who has either reservations for rent or points to be used for reservations for rent. When you find someone whose offering matches what you are looking for, you either contact them on the thread or through a PM. In the case of people renting points, there will often be numerous respondants who are looking for some number of points fewer than what the renter is offering.

If after contacting an owner, you agree to a price and terms of payment, the owner will check availability of your dates and make the reservation for you. Most owners who rent out points will require at least partial payment before the reservation is made, or at least have you agree to their contract terms before the reservation is made and will then give you a specified amount of time to make payment. Owners are not travel agents, so once they set things up for you, it is nice if you can make your payment in a timely manner. After that, the owner should send you the confirmation sheet from DVC (bear in mind that it will take awhile before the owner receives it, so be patient). Any changes you make to the reservation will need to be done by the owner, so be VERY sure of your dates ect with that first call. You will also need all of your information for the owner at the time the reservation is made. This includes the names, ages and addresses and phone numbers of all persons staying in the room on that reservation. If you want the Disney Dining Plan, that must be reserved ahead also, and you will be charged for that upon checkin at your resort. It MUST be purchased for all people on the reservation for the entire length of the reservation, so plan carefully.

Trust in renting is a two way street. The owner is taking as great a risk as the renter. If someone trashes the rooms or breaks a rule, the owner can be held liable for the damages. Or, if the renter doesn't show up or cancels less than 31 days ahead of the reservation, the owner stands to lose the use of those vacation points, thus a monetary loss for him as well. It's best to deal with folks who either give you references or at least are willing to give you as much personal information about themselves as you will need to give to them (i.e. phone, address etc.). It is also good if they are someone who regularily posts on the DIS, and have a track record on this board that you can check by reading their past posts. That helps to prove their serious intent.

What "rules" could be broken? I'm renting for the first time and don't want to do this :eek:
 
Smoking in non-smoking rooms. Pets. Loud parties that disturb other guests.

To the OP, remember that this is an arrangement between you and the individual owner. Disney will not get involved in any manner should you have problems. The owner may require full payment just to make the reservation if you are thinking of going within the next 60-75 days.
