Questions about CBR?

We were booked in a CBR standard view from Oct 29-Nov 5 but I just changed them last night because it turns out the flights were a lot cheaper if I flew on Nov 6 instead. The only thing available was water or pool view or preferred rooms.

1. We really want the little fold out bunk for our 4 year old to sleep on. Do all the water view rooms have that or do I have to make a special request? From the pictures on the website it looks like some have and some don't.
   
   
2. Where on the resort are the water view vs the preferred rooms?
   
   
3. Are the preferred rooms refurbished yet?
   
   
4. I've read all the Pirate rooms are in the farther buildings. Is that all that are there? Meaning since we didn't book that can I be sure we won't be placed in the buildings furthest away?
   
   
5. I have some mobility issues. I don't need an accessible room but I would like one on the ground floor. Do I just have to request this? I could live with stairs but it would make my trip a lot less enjoyable because I wouldn't be able to get around so easily.
