questions about buying resale

I'm currently the holder of two DVC contract that were purchased through DVC directly. Now I'm looking at some resale contract but have been told that

1)if I bought resale I would not be able to use the points to stay at locations in the Disney Collection, Concierge collection, or Adventure collection. Is this true? has anyone heard of this?

2) does it really show up in the DVC system that I bought resale or do I just look like another DVC member

3) does anyone ever do financing when buying resale? what do you guys do when buying resale?

4) do most resale buyers pass ROFR? i see all of the price ranges on The Timeshare Store and they all seem to be in the same price range (for each individual resort) so does Disney ever deny?

Number one is true. Number two is true but except for the restrictions listed in your first question there are no differences in booking with resale points vs. direct points.

As to number three, most of the brokers offer financing arrangements if needed (typically through a third party). I personally have never used them for financing and prefer to pay cash for any resale purchases.

For number four I will simply say this... If your offer is for the price listed on TSS you are just about guaranteed to pass ROFR. If you offer something less then it depends on how aggressive that offer is and what resorts Disney is looking to add points for in their direct portfolio.

Yes. All resale contracts purchased after March 2011 cannot use their points for the Disney Collection, Concierge collection, or Adventure collection.

Disney knows who has bought resale and who has bought direct.

There is financing available for resale buyers, though the buyer may have to do a little more legwork than for the financing through Disney.

No one knows the rhyme or reason to how Disney exercises ROFR. We do know if a direct buyer wants to purchase a specific resort/UY, Disney will likely have to ROFR a contract in order to fulfill that purchase (or they may be able to fulfill it using contracts that are foreclosed upon or are given back to Disney voluntarily). Bottom line is to not make offers for resale contracts based on fear of ROFR, no one knows what factors Disney looks for.

Listing price is just a suggested price. Everything is negotiable (including who pays closing costs and that year's MFs). Check out this thread to see the contracts that have passed ROFR to get an idea of what prices people are paying for the various resorts.
